Community Involvement
As a proud member of Anderson County and the Central Kentucky community, I believe real estate is about more than buying and selling homes -- it's about building relationships, serving others, and giving back. I serve as the Team Leader for EXIT Realty Crutcher's Lawrenceburg office, helping guide our agents and foster a culture of teamwork, growth, and service. As a mentor in EXIT Realty Crutcher's Mentoring Program for new agents, I take great pride in helping new REALTORS(R) build strong foundations for long-term success. Faith plays a central role in my life as well. I'm an active member, elder, and board member at my local church, where I'm involved in youth and outreach ministries, including Christmas Angels and youth after-school programs that strengthen both faith and community. Whether through leadership, mentoring, church, or community service, I'm dedicated to making a positive impact throughout Central Kentucky and beyond!
HOBBIES/INTEREST
Outside of real estate, I'm passionate about music, woodworking, and smart home technology. I've been the drummer and an original member of the Killin' Time Band for over 32 years, and playing live music continues to be one of my greatest joys and creative outlets. I also have a deep love for woodworking -- there's something special about designing and building projects from scratch, then giving them as handmade gifts to friends and family. When I'm not behind the drum kit or in the workshop, you can usually find me tinkering with smart home technology, programming new automations, and integrating the latest innovations into my home. I'm always inspired by how quickly technology evolves and how it can make everyday life more connected, efficient, and enjoyable.
FAMILY
Family is truly the center of my world and the reason behind everything I do. I'm blessed to share life with my wife, Ashley, and our two amazing boys, Cason and Cannon, who keep me grounded, motivated, and always laughing. Our family wouldn't be complete without our two dogs, Daisy and Carly, who are always up for an adventure or a nap on the couch after a long day. Whether we're spending weekends at the ball field, enjoying time outdoors, working on projects together, or just relaxing at home, every moment with them reminds me of what really matters. My family is my biggest source of strength and inspiration -- they're the heart behind my work in real estate and the motivation that drives me to give my best in everything I do.

FAQ
1. What advice would you give a buyer trying to purchase a home?
Buying a home is one of the biggest decisions you’ll make, so start by getting pre-approved to know your true budget and show sellers you’re serious. Work with a trusted Realtor who can guide you through the process, negotiate on your behalf, and connect you with reliable lenders and inspectors. Don’t skip the inspection—it protects your investment and can reveal costly issues early. Focus on location, lifestyle, and long-term value rather than cosmetic details, and be prepared to act quickly when the right home comes along. Above all, communicate openly with your agent and lender, ask questions, and stay within your comfort zone so your new home is a smart and satisfying move.
2. What advice would you give a seller trying to sell their home?
If you’re preparing to sell your home, start by making a strong first impression — curb appeal and clean, uncluttered spaces go a long way. Price it right from the start based on a professional market analysis; an overpriced home can sit too long and lose momentum. Work with an experienced Realtor who understands your market, can market your home aggressively online, and negotiate to get you the best terms. Make small improvements that add value — fresh paint, updated lighting, and clean landscaping can make a big difference. Be flexible with showings to maximize buyer traffic, and remember that presentation sells — professional photos and staging help buyers picture themselves living there. Finally, stay patient and open-minded through negotiations, knowing your Realtor is there to guide you every step of the way toward a smooth closing.
3. What types of clients have you worked with?
I’ve had the privilege of working with a diverse range of clients — from first-time homebuyers taking their exciting first step into ownership to seasoned sellers, investors, and families relocating to Central Kentucky. I also specialize in land and farm properties, helping clients find the perfect acreage for their lifestyle or investment goals. Every client’s journey is unique, and I take pride in providing personalized guidance, clear communication, and skilled negotiation to make each transaction as smooth and successful as possible.
4. Describe a recent transaction you are fond of. How did it go?
I recently had the pleasure of helping a wonderful family relocate to Central Kentucky from out of state. They were looking for a home with space for their kids to grow and enough land for a small hobby farm — a rare find in today’s market. Through detailed market research, virtual tours, and constant communication, we found the perfect property that met every need. After strategic negotiations, we were able to secure it under asking price with great terms. Watching their dream of Kentucky country living come true was incredibly rewarding — moments like that are exactly why I love helping families find more than just a house, but a true home.
5. How did you get started in Real Estate?
I got started in real estate out of a passion for helping people and a genuine appreciation for what “home” means. What began as an interest in property and investment quickly grew into a career focused on guiding clients through one of life’s biggest milestones. Whether buying, selling, or investing, I’m committed to making the process personal, informed, and rewarding every step of the way.
6. Do you have any special education or training that will benefit your clients?
Yes — I believe continuing education is one of the best ways to serve clients at a higher level. I’ve earned several professional designations, including ABR® (Accredited Buyer’s Representative), RENE® (Real Estate Negotiation Expert), and SFR® (Short Sales and Foreclosure Resource), all of which give me advanced knowledge in representing buyers, negotiating successfully, and guiding clients through complex or distressed property situations. I also stay current on market trends, contracts, and technology to ensure my clients receive the most accurate information and strategic guidance possible. My goal is to combine experience, education, and clear communication to help every client make confident real estate decisions.

From the moment we met Lance Sims he made my husband and I feel like a priority whether it was answering our many questions or adjusting his schedule to accommodate oursLance truly puts his clients first He put in more offers for us than I can possibly count showed us what felt like every home in the West Side of Frankfort and probably spent more Saturdays with us than his own family in the last six monthsOne of the things I appreciated most about Lance was his responsiveness No matter when we reached out he was always quick to reply His availability extended beyond regular business hours which was incredibly helpful given mine and my husbands opposite work schedules Lance made sure we never felt like we were navigating journey alone
