About Lance Oborn
I'm Lance Oborn, a real estate agent with Red Rock Real Estate and founder of Agave Homes Utah. Over the past 7+ years, I've helped more than 200 families buy and sell homes throughout St. George, Washington, Ivins, Santa Clara, and Hurricane. My focus is simple--clear communication, honest advice, and results that make sense. Homes I list typically sell within 3-4 weeks because I combine data-driven pricing with smart digital marketing on Realtor.com, Redfin, and Homes.com. Whether you're moving across town or across the country, I approach every client relationship with patience, strategy, and genuine care. You'll never get pressure from me--just straightforward guidance and a plan that fits your goals. If you're ready to make a move in Southern Utah, I'd be glad to help you get started.

FAQ
Be clear on your goals and get pre-approved early — it gives you confidence and leverage. In this market, timing matters, so when the right home shows up, you’re ready to move without stress.
If you want the best result, focus on pricing it right from the start. When your home hits the market at the right number, you attract the most qualified buyers and create natural competition. That competition is what brings out the strongest offers — often the highest price someone is willing to pay — and usually with fewer contingencies. My job is to help you find that balance so your home sells quickly and cleanly, without leaving money on the table.
I work with a wide range of clients — from families buying their first home to investors and out-of-state owners. I also specialize in probate and estate sales, helping families navigate the process with care and clear communication. My role is to simplify the steps, coordinate details, and make sure everything moves smoothly during a time that can feel overwhelming.
I recently helped a homeowner who was dealing with a tough financial situation. Working closely with her lender and the state, we were able to find a solution that reduced what she owed and still allowed her to walk away with about $30,000 in equity. It was rewarding to see her get a fresh start and know she came out ahead.
I realized through other careers that I really enjoy working with all kinds of people. Real estate felt like the perfect fit — I get to meet amazing people from all over the world and help them through one of the biggest moments in their lives. It’s fun, meaningful work, and no two days are ever the same.
I’ve spent years investing in personal and professional growth. I read constantly and work with paid real estate and mindset coaches to keep improving how I communicate, problem-solve, and serve people. My goal is simple — to be the kind of person clients enjoy doing business with and can count on to guide them with honesty and clarity.
