ZillowVERIFIED We rented a duplex in Montecito managed by this company and expected a higher level of professionalism given the $13,000 monthly rent. Unfortunately, our experience was very disappointing. The home was advertised as newly remodeled with brand-new heating and AC, but we later discovered there was no air conditioning at all aEUR" only heat.Maintenance was inconsistent and at one point the grass wasnt cut for over six weeks and grew up to our knees. When we requested more frequent service (once a week seemed reasonable), they refused. We also asked for a second garbage bin since there were two separate units on the property, but that request was denied as well. When the owner passed away, management informed us they wouldnt renew our lease because they were planing to sell. We understood and cooperated fully. They told us we could stay until the 3rd of the following month to complete our move aEUR" a gesture we appreciated aEUR" but then deducted those three days of rent from our security deposit without ever mentioning that would happen. We left the home spotless, even paying for professional cleaning and paint touch-ups on all walls. Despite that, they still took $600 out of our deposit for a few small scuffs on the ceiling aEUR" not even allowed for normal wear and tear. We paid on time every month and took excellent care of the property, but the way we were treated felt unprofessional and unfair.

During this time period we enjoyed very responsible and pleasant long-term tenants and kept the excellent rapport with our lovely neighbors. There was never a doubt as to which RE broker would handle the subsequent sale when the time came. We were looking for a place somewhere between Ventura and Goleta. Kyle covered Carpinteria to Goleta for us and we worked with another friend in the Ventura area. What I really liked was how Kyle was always available to show us houses. He didn't send us around to open houses, he wanted to be there to help us out as much a possible. So we met for a lot of private showings after work. He seemed to catch on to what we were looking for pretty early in the process. He told us several times that we would not be interested in certain houses and it would be a waste of time. He was right. The first offer we put on a house didn't work out (and we are happy about that) because the seller wouldn't come down to a reasonable price. The second place we put an offer in on had 5 other offers. Kyle suggested that we check out the open house a second time and he told the seller that we would be stopping by. We made an immediate connection with the seller. We found out that our offer was under the others. Kyle helped us make the right moves and seemed to guess correctly on everything and we ended up with our first home. It needed work, which is what we were looking for, but it checks pretty much every box. When in escrow, Kyle brought in roofers, contractors, painters, pest inspectors, and the works to give us estimates. When there was a hiccup on the sellers end, Kyle really went to bat for us and even brought in Mike as some added muscle. We ended up getting a price reduction on a house that was supposed to be sold "as is". It's been a month and Kyle checks in with us to see how everything is going.Kyle and Mike have a reputation to uphold in town. So they don't want to rush you through the process. Obviously, they want you to buy something, but they want the experience to be enjoyable, not chaotic. And they want you to end up with no regrets so you recommend them like we are doing here. So just go with them. You won't regret it.

To start, before listing, they got us in touch with reliable contractors; contractors that they use for their own properties. Every contractor they recommended, for landscaping, painting, electrical, etc, did a quality job at a reasonable price. For listing, Mike and Kyle did a detailed market analysis to establish a listing price. Once listed we had our caravan and open house scheduled and then after that viewings. We always had ample notice for viewings so that we could deal with any cleanup and with handling our pets. For our offer and through the closing they provided detailed advice; answering all our questions. We opted for a quick closing (30 days) - when we had a bad experience with a big-name moving company, Mike and Kyle recommended a local mover who did a great job on short notice. Above and beyond, after our closing and a full month later when we had problems buying our new home out of state (builder couldnt finish the new house) - I contacted Mike for advice; not only did he provide it but he spoke with my new-house buying agent to help smooth things out. Because I lived four hours away from my condo, I had to have a realtor I could really count on to handle all aspects of my sale. Also, I knew that I wanted to update my condo prior to the sale so my realtor had to be able to help me find licensed people to work on my property. Mike Richardson Realtors were exactly the realtors I was looking for since they were experienced, knowledgeable and trustworthy.Mike and Kyle were great at listening and making insightful suggestions but equally good at following through once I made a decision. They called me back quickly and I always felt very comfortable with the way they handled every aspect of the sale. The video of my property they made was amazing! In fact, all of the sales materials that they made were first class. They were also experienced at knowing the target market for my condo and connecting with those buyers. He engaged the services of various contractors (painter, plumber, hvac, landscaper, etc.) at excellent prices to make repairs and improvements to my house before putting it on the market. If he thought an estimate for the work was high, he would contact another contractor. He sent me the estimate for each job for my approval before authorizing the work. He reviewed the work to ensure that it was completed as expected. He often called me from the house to describe the progress being made on various improvements or repair jobs. He listened to my concerns, answered my questions and provided good advice. On the rare occasions when he was not available, his son, Kyle, would step in and provide assistance. If you want to buy or sell a house in Santa Barbara and, particularly, in the Mesa, I unreservedly recommend Mike Richardson.

ZillowVERIFIED I had the pleasure of working with Mike and Kyle Richardson during the recent purchase of my new family home in beautiful Santa Barbara. I am not sure if I can convey the true gratitude that Mike and Kyle deserve for helping my family purchase the home of our dreams. First off, we came to the table as buyers with no representation and I know agents hate that! We have had some experience in real-estate and our familys in the real-estate industry in Northern California, so we thought we had all of our ducks in a row when it came to the financing of our new purchase. I had my current lender pre-approve us for well above the purchase price and we made an offer on the property. Mike told me that there were other offers on the table and one was cash, although less than asking. Obviously, representing the sellers he wanted to go for the best offer & a sure closing of escrow. He suggested that we offer over full price. The sellers live in the area and hoped a family would purchase the home. Knowing that we were purchasing the home for our family & we had a new baby on the way, he asked me, aEURoeare you sure you will move forward with the house no matter what it takes?" He then discussed our offer & our family situation with the owner. After some additional negotiations, they accepted our offer and we opened escrow around the beginning of May. We were elated! So excitedaEUR|. We started packing, laying out the new floor plan of the house, deciding which rooms worked for what, etc. We had a 30 day escrow so we were going to be moving very quickly, good thing too because we were expecting a new addition to our family on July 21st! Just enough time to move in, get comfortable and prepare for our new daughteraEUR|. Then I received a phone call from my mortgage lender. I was told that mistakes were made with my previous house and that they could not do the loan. Sorry, but the door was closing.We frantically tried multiple other lenders who all said it should not be a problem but then after a week went by they suddenly said, oh noaEUR| sorry we cant do it. We went round and round with multiple banks. We quickly approached a few days before close when I had to make the dreaded call to Mike and Kyle to inform them that I had made a huge mistake. When I did make that call Mike quickly jumped to my aid by referring me to a long time colleague in the mortgage industry. We provided all the details however starting a new loan process would take time. Thankfully Mike and Kyle were able to talk with the owners and the owners graciously extended the loan qualifying period which allowed for this new loan approval process to go through. That loan process did extend the closing date which again the sellers allowed. We finally closed on July 9th. This process was one of the most stressful things our family has ever faced however, with Mike and Kyles assistance and the sellers kindly working with us, we were able to get through it and get the transaction closed! It was because of Mike and Kyles knowledge, experience and integrity that we were able to purchase our dream home! If and when I ever list or buy another property I will be contacting Mike & Kyle to represent us! ZillowVERIFIED Over the past two years Mike worked with my wife and I on buying a home in Santa Barbara. We are from the East Coast, but have visited and vacationed in southern CA many times over the past three-plus years. We decided that our second home had to be in southern CA. We narrowed our search to Santa Barbara and North Laguna Beach. I connected with Mike and Kyle randomly (we liked a house that Mike was the listing agent for, so I started talking with Mike about the possibility of buying in SB). Mike was patient with us, and gave incredibly insightful and valuable advice on understanding the value propositions of each of the areas of SB (i.e., both pros and cons). When we visited SB over the most recent year to go house hunting, Mike was there to chauffer us around. He took several hours out of his weekend on numerous occasions to ensure we got the time and attention needed to make a big investment. He is a very big family man, so for him to sacrifice his "family time" to help my wife (Carol) and I, I knew we were being helped by a very special person. When we identified the home we ultimately wanted, Mike masterfully crafted an offer and made sure Carol and I were comfortable with the approach, terms, and strategy to win the property. I was impressed with his tireless effort on gaining insights from the parties involved in the selling property, and helping me understand what could win the bid around the home. He knew when to be aggressive and when to give on points. He was calm and patient during the process (whereas Carol and I were pulling our hair out - remember, we were 3,000 miles away from the selling action, and Mike was our eyes, ears and brains!) We finally came to terms with the sellers. That is when Mike and Kyle really started to impress us. They were all over the details of home inspections, title work, researching any issues related to permits the prior sellers took out when they were renovating the home, etc. Mike was able to pull together several inspectors for us to choose from and helped us negotiate the rates. All went incredibly smoothly. Mike personally stepped into our shoes to meet with the inspectors, etc. while Carol and I were back East. I am very lucky to have met and worked with Mike and Kyle. I have bought and sold several houses with several RE brokers, but Mike and Kyle really top the list in terms of personal touch, knowledge of the industry and the location, as well as follow-up and responsiveness. I highly recommend Mike Richardson Realtors. Carol and I not only have found the best realtor out there, we have gained a good friend. We really look forward to our new home and our new friends, the Richardsons!!

ZillowVERIFIED Mike Richardson helped me to sell a rental property that needed to be sold "AS IS" in a trust. He and I discussed the condition of this property and agreed that it needed to be cleaned up prior to any sale. Mike took full responsibility for this task and always discussed with me any additional unforeseen work that was required. Mike also discussed with me how to price the property. He lined up two all-cash buyers within two days. One of thebuyers was also represented by his firm. When that buyer tried to bargain for a lower bid during escrow, Mike helped me to refuse that bid and to explain why it was unsatisfactory. In the end, the buyer agreed to remove all contingencies and the properrty was sold for the agreed-upon amount. In sum, Mike is a skilled realtor who specializes in the Mesa area. He will work hard and closely with an out-of-town client to sell a property as he did in my situation.

That said, what I think is the most notable about Mike is his authentic passion for both his work and solving problems for his clients. There are no filters, no selfish perspective, no ego, no sales push, no hidden agenda. I truly believe that Mike works to deliver for his clients first and only thinks of his success as an outcome of solving your problems.. Another meaningful differentiator to call out is the quality and consistency of Mikes service. Set aside all the communication and support before we bought the house. What is really impressive is that we have actually proactively heard from Mike just as much after we closed! Calling to check in after our first night in the house, hand delivering a missing garage door opener, a text offering to help us find a good deal on window coverings, reminding us about our first trash day, and more.
