Buy the house you can comfortably afford and still sleep well at night. Focus on monthly payment, not just purchase price. Taxes, insurance, HOA fees, and interest rates all affect your monthly payment. Two homes with similar prices can have very different monthly costs. Also, don't buy a new car, open new credit cards, quit your job, or make large purchases without talking to your lender first!

1. Price it right from the start: The first few weeks on the market are when your home gets the most attention. A home that is priced correctly from day one typically attracts more buyers and stronger offers than one that starts too high and requires multiple price reductions. 2. Focus on the things buyers notice first: Fresh paint, clean spaces, good lighting, and curb appeal often have a bigger impact than expensive renovations. You don't have to make your home perfect, but it should feel well-maintained and inviting. 3. Keep your emotions separate from negotiations: For many sellers, a home represents years of memories and hard work. Buyers, however, are evaluating it as a product. Approaching negotiations objectively often leads to better outcomes! 4. Most Importantly, listen to the market! If showings are low, feedback is consistent, or offers aren't coming in, the market may be telling you something. Successful sellers adapt quickly rather than waiting months hoping conditions change.
