Kristina did an amazing job helping me with the buy my condo, and a week later began work to sell my home. Representing me as the buyer: The market was really-really tough, with many offers and well over asking. We lost out on my first go, but we were in the upper echelon of offers. But we ended up winning the second, also with many offers and well over asking about 3 weeks later. Kristina helped me connect with a great financing officer. And that finance officer helped me understand options (given cash was tied up in the home I needed to sell with my ex). In the past Id purchased homes with my ex, so I needed a realtor that I could trust. And one that was willing to take the time and explain things to me. Kristina did that and in a very stressful market. She helped my son and I find a property that worked within my budget and would feel like a home. One that would work for our small pooch. And one that would allow my son to stay in school with friends. I am forever grateful. Representing me (and my ex husband) as the sellers: Kristina was instrumental in helping us understand how best to sell our home. For example, she recommended necessary improvements (vs aEURoenice to havesaEUR?). And based these upon our budget. When I drove by the two-day open house it was a complete zoo (in a good way). The property was staged to perfection (all due to her personal touches on top of the stager). Kristinas knowledge of comps, getting the home ready (from contractors to stagers), buyer desires and marketing (from photos, and video to timing), and negotiation tactics all helped us garner a price well above asking. We were thrilled to say the least. A year later she reached out to remind us of tax information. And today sent me a congratulations on my first anniversary in my new home. These are only a couple of examples. But you'll find Kristina employees many personal touches throughout her partnership with you. All-in-all I appreciated Kristinas no BS approach. Her reality checks with frequent communication and transparency along both journeys. I could not have done this without her. We had previously negotiated directly with listing agents and retained them to write offers. We knew where we wanted to live (Lamorinda or west Walnut Creek), property attributes and price range. We both grew up here, and with local inventory thin, we did not need help to select a neighborhood or winnow listings. I previously thought buyers agents offered little besides another hand in the till. Kristina changed that. After six months of shelter-in-place and remote work, the walls of our dark, austere 2BR, borderline dilapidated downtown Lafayette apartment began to close in. We had all but resigned ourselves to accepting that a 3+ BR home would mean a dated stack-and-pack condo with shared laundry, limited parking, or no outdoor space in a less desirable community. The Sacramento-based listing agent said that there was a competitive offer on the table, and I told him we were ready to bid and asked if he would write our offer. He politely declined, offering instead to shunt aEURoerepresentationaEUR? to his colleague. Id met Kristina LinkedIn and seen her around town a few times, so I fired off an email asking if shed write the offer. She was enjoying pool time with her family and a few close friends, but she still pulled away to call the listing agent and worked out a deal that would be accepted without blowing the top off the price. Within an hour, I had the draft offer in my inbox, and it was accepted in principle the next day. Krisi Nina doesnt drink the Kool Aid. She gets deals done, regardless of market conditions. Aways level-headed, she knows the market and proved ger knack for ascertaining motivations and restructured the deal to recast potential conflicts as win-win opportunities'. Even after the ink dried, Kristina offered a network of trustworthy, local service providers to help us with the logistics. Now our kids are classmates at one of the best elementary schools in California and and we see each other at kids' birthday parties around town. I never managed we'd find a turn-key 3B in Lafayette with these views for under $1 million bucks, but Kristina helped us make it happen!

I asked the company to work on my deck replacement first. It turned out to be a nightmare. The company used my site plan with non-existing 2-story structure created by another contractor to the county for deck replacement permit. After I found the problem and terminated the contract, the company did not return my 50% initial deposit without giving any response and reason. When I complained this person/company to Kristina on Facebook Messenger, she blocked me after telling me to contact CA Licensing Board and wishing me good luck. And when I posted my story on the community Facebook page, Kristina McCann tried to malign me by sending private messages to multiple group members. And she was confronted by another victim.

ZillowVERIFIED We enlisted Kristina's help in searching for a home initially, and later as our representative in buying a home. In both instances she was extremely hard working and diligent. When my wife and I were looking for a home she constantly sent us updates for homes within our specifications, and had a great eye for which properties were going to sell for what price. Once we found a house to bid on she was relentless in all areas of the process. From making sure we had the necessary documents, to making herself available anytime of the day to answer any of our questions. When our representative at the bank was procrastinating getting us the necessary paperwork she actually drove to the bank and demanded that we get a new account manager in order to complete the process on time and give us better customer service. She didn't do this at our request, but instead, took the initiative to ensure that we received better customer service, and the bank met the time constraints. Since we had a small window in which to close, I am positive that without her intervention, at best the closing process would have been delayed, or at worse we might have even lost our bid.

ZillowVERIFIED I don't know what I did right to have had the pleasure of having Kristina sell our late parents' home, but I sure thank my lucky stars. It will be VERY difficult to express in words what a superlative job she did, though I must try. Her advice about what to do, and what not to do, to prepare the home for sale was right on target. As we were trying to get rid of all the furnishings in the home, she went far above and far beyond the call. She knew the state of the market so well that she knew just what to do to get us the highest possible price. The offer we accepted was far, FAR over asking price! It floored us. When we ran into a snag with the company that had been providing termite service to the home, she showed her amazing skills at negotiation: she got the termite company to make necessary repairs at no cost to us. She showed the same prowess when it came to negotiating with the company that had just installed some artificial turf in the back yard. Her responsiveness was unbelievably good. I don't know how she did it, but she responded within minutes whenever we had a question or concern. I don't think I could have done that well, and I'm retired. Every single piece of advice she gave us was perfect. Knowing that I was experiencing some pretty deep grief due to the loss of my parents, she was extraordinarily gentle and understanding with me, in addition to being very supportive of me. I don't consider myself a real estate veteran, but I do have several transactions under my belt. This was by FAR the best real estate experience I have ever had. It is an understatement to say that I am "highly likely to recommend" Kristina. Indeed, I cannot imagine recommending anyone BESIDES Kristina. I cannot think of higher praise than to say that I shall be selling my own home in the not-to-distant future, and I wouldn't even REMOTELY consider using anyone else. Further, I look forward to having her be my agent in that transaction, because I know what an outstanding experience it will be. She is a genuine, and a genuinely beautiful, person. She told me of her services for renting out our home, and gave me her assessment (positive) of being able to rent it. She gave me advice, by pointing out flaws that were visible to her, for upgrading the home, and provided me with contacts to make those fixes in a very short time frame, and reasonably priced. She also responded very quickly to inquiries from prospective tenants and showed the home before it was "ready" in order to meet their timelines, but with a deep knowledge of the work planned (and the time frame). ZillowVERIFIED We were looking for a house for nearly 6 months but kept getting continually disheartened because we were working with an agent that didn't know market trends where we were looking (which was everywhere). When we met Kristina, she was able to show us Oakland, Walnut Creek and everywhere in-between and, more importantly, she actually knew all the areas. We ended up in Pleasant Hill in a neighborhood we weren't even aware of. We only wanted to buy the best house we could buy and our first agent (a "neighborhood specialist") was lost once we drove more than 10 miles in any direction. Her generalized knowledge of the East Bay was incredible and she was exceedingly kind to our daughter, which was amazing as it was twice as tough toting a toddler everywhere!

ZillowVERIFIED To comment on the four rating categories, which she deserves five stars in each:Local Knowledge: We were specifically looking in the Martinez area. Kristina knew the changes in quality of neighborhoods and schools from place to place, and ultimately maximized the value of our purchase considering the quality/security of the neighborhood, proximity to good public schools, and convenience factor, in addition to other requirements/needs.Process Expertise: Absolutely no loose ends and nothing unattended or unsigned at the end of our 25-day close. Home buying was a first for us, and Kristina was able to refer us to lenders/brokers, inspectors, etc. as needed if anything solely for advice. We ultimately ended up choosing her recommendations, and do not regret it at all. Responsiveness: I don't think we have ever reached out to Kristina with a call or text and not gotten a response in more than a few minutes. She clearly prioritizes making herself available to her clients, both remotely and in person. Negotiation Skills: Despite the sellers' demands of an "as-is" agreement, Kristina was able to negotiate a new water heater, among other things. After the sale we had an issue with the home warranty company and as soon as Kristina stepped in it all got resolved. Thanks to her negotiation skills and ongoing dedication to her client we were able to get the repair covered by the home warranty.

ZillowVERIFIED When we first met Kristina she was professional, easy to talk to, and presented herself like she knew what she was doing. Come to find out she really did know what she's doing. She sold our house so fast and so efficiently our house never had a chance to list like most real estate transactions do. I would recommend Kristina to anybody who wants to sell or buy a home. I know other realtors personally, but Kristina is our go to person as a realtor and as a personal friend. You will not be disappointed.

She went above and beyond on one property in particular, helping the out-of- town owner and working with a contractor - it fell through due to structural issues; I don't know if she ever got reimbursed for her time!
