ZillowVERIFIED About 2 years ago I tried to sell my townhouse for $160k without luck using another realtor. I took it off the market for a year, did a few minor fixes, and re-listed it for $194k with Kristen and within a few weeks had a creative offer above asking at $200k which closed a few weeks later (buyer inspections & bank paperwork). During that time Kristen did a most masterful job writing a very enthusiastic listing that almost made our family want to keep the property at first, but within a few showings (about 2 weeks) we got the offer and because of her excellent negotiation skills & knowledge about the contract details it made the experience very easy & mostly painless for me, thanks to Kristens hard work! Highly recommend.

ZillowVERIFIED We do not recommend. My elderly mother lives in GA and I live in SC. She asked me to help her sell her beach house in FL. I chose Kristen because she said she could sell homes in 3 month. We listed the house at 1.2 Million. Kristen was our listing agent, she was bringing in a partner Agent, Marie Kaps, to help sell our house. My mom had a renter in the FL home; the renter did not have access to main part of house. We asked Kristen to turn off lights in main house and lock my moms personal bedroom after each showing. She said she would take care of this but this never happened. Kristen said we need to evict the renter since it is easier to sell a house without a renter and she can do an Open House. The renter and Kristen also had some run-ins. Our licensed advisor evaluated the situation between renter and Kristen, advisor said Kristen had provoked the renter and vice versa. A few weeks into the listing, Kristen asked if we would lower our price, she wasnt getting any calls and said home needs $100K in renovations. She recommended we lower it to $890K saying this is comparable to whats on the market, we agreed since she said she can definitely sell it at this price. Before eviction, we asked for inspection pictures of the home. Kristen agreed to have this done, we never received any pictures. After renter was evicted, we asked Kristen to do thorough walk through. She said she would be glad to. Kristen said that all my moms things were still there including my moms 4 plasma TVs, nothings missing. But we never received any pictures. Locks were all changed. I asked realtors why they didn't do an Open House. They said the Open House doesn't really draw the Buyers in; it's a waste of time. Kristen then asked if we would lower the price again. I said the lowest we would go is $810K-$820K, can you sell it at this price, because I do not think we want to sell for anything lower. Again, she said definitely. We had a break-in at the home, authorities were called. We asked realtor to take pictures and see if anything was missing or damaged. She happily agreed. I received one picture of a sliding door lock. We asked about the TVs, she said my moms possessions and TVs are still there. Lock guy came again. He checked all the doors and windows and did not see any signs of break in. His best guess was someone left a door unlocked or they had access to the lockbox. I asked my realtors; who cleaned up house they said they hired maids. They had another realtor unlock the doors for the maids. Buyer said he would only see the home if we would consider selling it for $750K. The realtors said this was the best offer they received and probably the best offer we were going to get, that the home needs $200K of renovations. After we agreed, this Buyer countered at $700K. I called a contractor who was willing to give an estimate for renovations. I asked realtors to give me date/time of their availability. They never gave me date/time. I told them that my mom already reduced price over $150K on the house in less than 1.5 months since being on the market. We would not accept that offer. I told them that there would be other Buyers that we would pass on this. Again my realtors insisted that this is the best offer that we would get, there might not be another opportunity like this and we shouldnt pass it up. They said the house is old, needs a lot of work, and there might to mold. They said if it sits on the market longer, we will have harder time of selling it. My mom finally agreed to a counter of $740K. After the Buyer accepted this counter, the contract was not signed or prepared yet. They said that if we back out now, the Buyers agent has the right to pursue recourse because it is considered a verbal contract. I immediately contacted a licensed advisor who said under this circumstance it isnt true; the Buyers agent cant unless a contract is signed and then broken. We signed the contract anyways. 1-2 weeks later, we received higher offers. The two Buyer home inspections, the realtors said they would be present throughout it. Buyer called realtor advising of window break-in while he was self-inspecting the home. I asked Kristen to go to house, call the authorities, and take pictures and assess damages and if anything missing. She said she would and she was 20 minutes away from the house. Why was the Buyer in the house alone? We did not receive any pictures and were told that only thing missing was a surf board everything else was there and the window was pulled out but the Buyer fixed it. My mom came to FL 14 days before closing. Her TVs were gone. I asked Kristen about this; she said aEURoeI didn't notice all of the things that were gone through or missing. They could have been taken when the tenant moved outaEUR?. Then they kept calling us daily asking if wed be moved out in time after we repeatedly told them yes. 9 days before closing, I asked who the Buyers agent is, her mgr said it's Marie Kaps.
