About Kristen Coulter
I'm Kristen Coulter, a REALTORA(R) with Real Broker, LLC, licensed in both North Carolina and South Carolina. I live in Waxhaw and focus on Union County and the greater Charlotte metro, including Waxhaw, Monroe, Indian Trail, Weddington, Marvin, Wesley Chapel, and Fort Mill.
Before real estate, I spent 14 years as a paralegal and 6 years as a teacher. Those two jobs taught me two different skills that come together in every deal I work: I read contracts closely, and I explain things in a way that actually makes sense, without the jargon.
I've also moved a lot myself. I lived in Colorado, Utah, and Texas before landing in North Carolina in 2021, so I know what it feels like to walk into a new city with no idea where anything is. That experience shapes how I work with relocation clients and first-time buyers especially, since I remember exactly what it's like to need someone who will slow down and explain the process.
I hold the Pricing Strategy Advisor (PSA), Seller Representative Specialist (SRS), and Real Estate Negotiation Expert (RENE) designations, and I've completed additional training in new construction and buyer representation.
Why Clients Should Choose Me
Buying or selling a home comes with a lot of paperwork and a lot of decisions. Here's what I bring to that process:
- Contract experience most agents don't have. After 14 years as a paralegal, reading contracts closely is second nature to me. I catch details before they become problems.
- A niche in new construction. Many buyers don't realize they can bring their own agent to a builder's sales office at no extra cost. I've completed NAR's New-Home Construction course and represented buyers through that exact process, so you have someone in your corner who works for you, not the builder.
- Patience built from years of teaching. I will walk you through every step and answer every question, even the ones you think are silly. They're not.
- First-hand relocation experience. I've moved across four states myself. I understand the stress of starting over somewhere new, and I build my process around making that easier.
- Training in negotiation and pricing strategy. My PSA and RENE designations mean you get a clear, defensible pricing plan and someone who negotiates on facts, not guesswork.
If you're buying your first home, relocating to the area, or building new, I'd love to talk about what you're looking for and how I can help.
