Adopt a budget that allows you enough left over monies to invest in other assets while you make your mortgage payment. This will allow you to have greater flexibility down the road when you might decide to move up to a new home, sell and/or rent out your existing home. Having multiple options makes a big difference!

List the top 3 reasons you purchased your home the first time around. Was it the yard? The kitchen? Or was it a neighborhood quality that attracted you to the home? Use these key points in your marketing and when necessary focus any necessary repairs around them. The next buyer is likely going to be looking for those same qualities in your home.

I've worked many different clients. From the eager first time buyer to the move up. Some are ready to pull the trigger on the first home others need lots of extra time.

This is a tough one. But I think one of my most gratifying sale came from a repeat client. Her name is Cara. I first helped her find a house in 2008. It was her first home and she was over the moon to get it. She came to me in 2018 wanting to sell it and move to the northeast part of the US and chase her dream of captaining a ship. We had a rough time at the beginning as the home needed a lot of repairs. At the very last minute on the last day when we both decided it may be best to list the house at another time. We received a full price offer! At that point things continued to be tricky. The buyers had to go through two lenders to make the deal stick. Cara made a ton of money on her home and is now living her dream.
