Before I had even moved to Denver, she took me on an impromptu 4-hour tour of the city, just to show me the variety of neighborhood options. She has extensive local market knowledge. 2. When I decided at the last moment to see a house and put an offer in, she was able to put together a (winning) offer in less than 2 hours. 3. While she left to me the final decision-making authority on how much to offer and under what conditions, she gave me candid advice about what was likely to be accepted. She also gave excellent advice about what conditions were likely to increase the attractiveness of my offer. She ended up being absolutely right. 4. Kimberly was extremely assertive with my lender, the sellers' agent, and various inspectors, appraisers, and contractors. She was on the ball at all times. 5. ZillowVERIFIED For my move back to Denver from Chicago, I interviewed a few realtors by phone. Kimberly by far stood out for the amount of time she spent with me to really understand what I was looking for within my price range, needs and wants for housing. I came to Denver on very short notice because I had to make a quick decision on a new home and Kimberly cleared her entire schedule that weekend to take me around to a variety of home styles and neighborhoods. I was also very impressed with Kimberly's knowledge and expertise about the mechanics of the different homes from the plumbing, wiring, foundation, etc. I went into a competitive bid process, which Kimberly seamlessly negotiated for me to submit the winning bid, still under asking prices, which was accepted. For the new home, I was able to select some of the end finishes in the kitchen which Kimberly coordinated while I was in Chicago to make sure the materials I selected were the correct ones. She was also in continuous communication with me about the status and any updates. At closing time, we ran into some delays with from the seller, which again, Kimberly negotiated to come to resolution a few short days later for a successful closing. I cannot say enough good things about Kimberly and in hind sight, selecting her as my realtor was one of the best decisions I made for my relocation to Denver.

No one has interior pictures to be seen from the street, like she creates. She has sold my home in the exact time frame I needed, arranged to get me out of a townhouse contract because of hospitalization of my daughter, into a contract while I was busy with my daughter in extensive care, and now has found the most outstanding home for my 27 year old son. This home is affordable and is one he could stay in for the rest of his life. Although he is not married yet, she found a home where he will comfortable raising a family. She is the most knowledgeable realtor that we have come into contact with, and her knowledge covers many areas. Kim pointed out details about the property, such as structural design, the reasons for building houses a certain way, and the pros and cons for doing so. She is knowledgeable about things such as soil composition. We have a good friend in civil engineering, and we were surprised at the depth of her knowledge.Kim is also well versed in what styles are current in the market. She pointed out details in homes that needed to be updated and knew what the cost of materials and labor would be. She has an eye for design and pointed out ways that we could improve or change an existing layout and design to meet our particular needs. She asked us questions about what our needs and desires as buyers were, rather than pressuring us to purchase a house that did not quite meet what we were looking for. Most importantly (something not always evident among realtors) is the manner in which she puts the buyer first and keeps the our interests at the forefront, rather than trying to make a sale, regardless of whether it is the best thing for us. This attitude took us back to the days when someones word meant something. You knew they would do the right thing. Kim earned our complete trust and respect. I would not use these words lightly, but Kim lives a lifestyle of integrity.With that, we felt confidence in Kim to sincerely seek and weigh her advice. Kim Ryan has restored our faith in the great value a realtor can provide in a real estate transaction.Note: We were not able to get financing to purchase a home until we sell our current home and our contract fell through.
