ZillowVERIFIED Didn't seem to be able to get answers on key contract issues as a buying agent. I had to have him re-send earnest money info because we never received it even though he said he sent it. He did pay to have a hot tub removed when sellers were being difficult, which was nice. He told me he would be there at inspection, then doesn't show up until we called him in a panic. After the fact he tells me it's a conflict for him to be there? NOT ok. To add insult to injury, after leaving him an average review of 3 stars on Google, he again responds with his excuses, falsely claims I left a nasty review for painters that he recommended, then has the painters bump his reviews up and he for them. My review of the painters was mild compared to the service I actually recieved. I am still cleaning overspray from windows, door knobs, and blinds because they did not tape those things when spraying the ceiling. Thank goodness they did clean the tub and showers that had overspray on them. So, this time, I'm giving him 2-stars. Unprofessional, seemed preoccupied, and is defamatory in his response to my initial review. Maybe he is an attentive selling agent, but as a buyer's agent, I was not impressed. We handed him this deal and I expected more. Buyer beware.

ZillowVERIFIED Kevin went above and beyond his normal duties as real estate agent. Not only did he have accurate knowledge about the market, he referred us to capable and effective contractors to perform repairs. He also gave advice about which improvements to make and which not to make that proved to be perfectly accurate. We had a lot of items that needed to be removed from the garage and a storage shed. He provided a vehicle and assistance in removing larger materials from the property. When, on the day of closing, the buyer insisted for the first time that all property in the garage be removed, including a lawnmower, rakes, wallpaper stripping equipment, paint used in the interior and tiles, grout and tiling materials needed if repairs were to be made to tile or grout, Kevin removed the materials himself. Had he not, and I had been required to remove them, the closing would have been postponed.

He inspected the home, did some research on the market and gave me recommendations on what improvements I needed to make to maximize our profit. He also went a step beyond and helped me coordinate affordable contractors and retailers (flooring, appliances, etc.) to do the recommended work. We made the recommended changes and listed the house with Kevin. ZillowVERIFIED Kevin didn't listen to what I told him I needed and seemed preoccupied with something else. I told him I could not move untillthe end of july but had to move at the end of june. Also told him we were taking the washer and dryer with us, that little mistake cost me $800. He never showed the house, just put it on the internet. During the closeing he never said anything to us just sat in the back of the room and played with his phone. I would not use him again.

There were a lot of things that needed to be fixed by the person we were purchasing our home from and Kevin was on top of them all. He responded to every text immediately and spent countless hours on the phone with my wife when she was getting nervous, even when he was on vacation in Florida. Still to this day I text him occasionally about local real estate values and homeowners association questions. For example, a couple of weeks ago my neighbor put his house up for sale and I was curious to know what my house my currently worth. ZillowVERIFIED Kevin was recommended to us by a close friend after we had a bad experience with another realtor. Despite our difficult situation (ie having sold our old house and in the process of moving into a rental property and storage, restricting our search to two specific areas, and wanting to purchase before the new school year began), he took us on as clients without hesitation.Throughout the process, we found Kevin to be likable, personable, and purely professional. He checked in frequently, though not too frequently to be an annoyance, was perceptive enough to read our needs, and took subtle hints well. We found him to be very open regarding what he thought about a property (inside, outside, surrounding neighborhood) as it pertained to us. Hes also very proficient with current technology and uses it to enhance the entire process and be as efficient as possible. We found that he always seemed to be available. He never refused an attempt to contact him and managed to make us feel like we were his only client, once answering a call at 7am and getting inside information on a property in under an hour.Since time was tight (moving out of our home and into storage and a rental property), we needed someone that knew the area very well. We found that Kevin not only knew the local market extremely well, but was also extensively networked with other real estate agents. On a break from the packing process, we went to view a property he suggested that turned out to be very nice. We weren't even going to put in an offer since the asking price was a good amount over our agreed upon max and we're not the low-balling type. But Kevin encouraged us, working the back channels with the selling agent, and helped us come to a middle ground where all parties were comfortable. Long story short: we are now living in that house (and love it).We were also very pleased with a couple of other extras Kevin provided. His mortgage contacts were able to beat an already excellent rate that we had secured. He also did a final walk through for us when he realized that we would be out of town the day before the closing. When you meet with Kevin, come prepared to do business and you will be impressed. You can definitely tell he loves the business and thats another reason we have recommended him to friends and family. We just hope he is still in the business when we go to look for our next house.

ZillowVERIFIED When I requested to visit one of the homes that was listed on Zillow, Kevin emailed me and wanted my phone number. I reluctanly gave it to him, thinking he was going to call me to set up an appointment. However, I was very wrong. Instead, he texted me and asked if I had a preaproval letter. I said no. Then he asked me if I had talked to a loan officer. I said no. Then he asked me when I was available to talk to a loan officer. I asked if I could take a look at the house first. He said he needed to know if I had the ability to buy before he could show me the house. Keep in mind this is still texting....he didn't even pick up the phone to call me! I assured him that I have the "means" to buy the home and he again told me he needs verification from a local person in order to show me the home. At that point, I just replied "No worries, I will find another..." A few minutes later, another agent contacted me and made arrangements to show me the house without hesitation. In the meantime, Kevin made the huge mistake of giving my personal information (name and phone number to a loan officer...WITHOUT my permission. She subsequently called me and started to ask me information pertaining to getting prequalified for a home loan. I asked her how she got my information and she said she works closely with Kevin Duffy! She apologized all over herself and said she did not know that Kevin didn't inform me that she was going to call me. The subsequent realtor eventually worked with me and although I did not buy that particular house, she helped find the perfect home!As a footnote, I would NEVER reccommend Kevin Duffy to anyone. I thought he treated me with dissrespect and never even got to know me before asking me about a loan. Furthermore, I think his professionalism is lacking in huge way....giving out my information to someone that not only I didn't know, but did want to call me. It's hard to imagine that anyone would want to work with that type of realtor, especially since I know there are so many good ones available.
