    About Kelly Calkins

With nearly three decades of experience navigating the North
Texas market, Kelly Calkins offers clients something that's increasingly
rare in real estate: seasoned perspective paired with a strategic edge.

Serving McKinney and the surrounding communities, Kelly
works seamlessly with both buyers and sellers, guiding each client with a
steady hand and a clear plan. Her background in marketing isn't just a line on
a resume-it shapes how she positions homes to stand out, how she analyzes
market trends, and how she negotiates to protect her clients' best interests.
Whether it's crafting a compelling listing strategy or helping a buyer compete
in a fast-moving market, Kelly approaches every transaction with intention and
    precision.

Her results have earned consistent recognition, including
being named a D Magazine Top Realtor and ranking among the Real
    Producers Top 100
-distinctions that reflect both her performance and the
trust she's built within the community.

But what clients value most is how Kelly shows up for them.
She understands that buying or selling a home is more than a transaction-it's a
major life decision. Her role is to simplify the process, anticipate challenges
before they arise, and ensure her clients feel informed and confident every
    step of the way.

Deeply rooted in McKinney, Kelly has been an active
volunteer with McKinney ISD and takes pride in staying connected to the
community she serves. Outside of real estate, you'll often find her on the
tennis or pickleball court-an extension of the same energy and focus she brings
    to her work.

Kelly is especially well-suited for clients who want more
than just a transaction-they want insight, strategy, and a trusted advocate who
knows how to navigate the North Dallas market with confidence. She also takes
particular joy in introducing clients to the lifestyle that makes this area
such a special place to call home.

    Answered Questions

Can a home come out of contingent?

It really depends on the type of contingency. Have your Realtor reach out to the listing agent to inquire. If the contingency is just finalizing the financing, likely there is not a good chance for you. However, if the contingency is for the sale of another property, there may be a "knock-out" clause and if you make a competitive offer, you could have a very strong chance. Good luck on your search!

Is an easement included in the area of a property?

You absolutely own the land within the easement. It is part of your property. An easement provides a legal right that allows someone else, usually a utility company or neighbor, to use a portion of your property for a specific purpose. Typically you cannot build a permanent structure on an easement. If you do, it may be destroyed when/if the easement needs to be used and fixing it will be up to you.

Are " turnkey homesaEUR? overrated compared to fixer-uppers?

This really just depends on you. If you have the time and money to invest in repairs, the fixer upper can be a good deal. However, many people buy these and never get to the projects, or tackle them personally and it looks like it.
