ZillowVERIFIED While interviewing realtors to sell my Mom's house in Centerport, NY, I found that Katrina was the most prepared and knowledgeable of the area, right down to my Mom's street. As I live out of state, I needed someone who'd handle the numerous projects, contractors and appointments to prepare a nearly 60 year-old, somewhat neglected house for marketing. I also needed someone who'd provide an optimal marketing plan for the house. Katrina did both.She worked very closely with me, always calling and communicating details of necessary work for the house, as well as managing the various contractor projects and the quality of their work in the house. She was a true partner throughout the process, never worried about what I "wanted to hear", always telling me what I "needed to hear" based on her deep experience. Her degree of attention to detail and follow-up were so good, it felt at times as if I was her only client. Yet, my initial research showed that she has many and has been highly successful especially in the Huntington area.Notably, we had a full-priced offer within 2 weeks of listing. As the buyer could not close until 3 months later, Katrina partnered with me on the list of projects born from buyers demands. We got a great deal on it when we bought and did very, very well when we sold, and Katrina played a huge part in both of those favorable outcomes.When we purchased our home, Katrina did her homework, got us a list of comps in the area we were considering, lined up multiple listings to tour on a Saturday afternoon, and knew from memory the specific details that made each unique so she could point them out as we toured the homes. This was our first home purchase, so she took the time to give us the 101-level education on what to value and what isn't critical, how to gauge our interests vs. resale value and all the "other" factors to consider like neighborhood, schools, etc. During negotiations she steered us in the right direction at every back and forth. And once we were in contract, she gave us a timeline to follow to handle securing our mortgage, how quickly to pack, getting insurance, etc. I heard a lot of horror stories about the perils first-time buyers can fall into and with Katrina's help we avoided every single one of them.When it came time to sell our place, we reached out to Katrina again. She was honest with what we could expect to get and steered us to a listing price that was realistic and enticing, to attract more prospective buyers and avoid as much negotiating as possible. She created a virtual floor plan and hired a photographer to shoot every roomaEUR"and paid for his services out of her own pocket. She gave advice on tidying up every room and how to stage our own furniture to strike a balance between reflecting our additions to the home while still enabling buyers to envision themselves living there. (At this time we were looking to buy our next home, and we saw A LOT of properties. Katrina's eye for how to display our stuff and what to photograph stood head and shoulders above every single house we looked at online. I still can't get over how crucial this was and how essential her help was.) The day we went live on MLS, we had multiple full-ask offers. We had our open house at noon on a Saturday and at 11:45 a.m. there were several buyers waiting outside. We wound up in a bidding war and closed for well over asking. Some factors, like where our house was and the economy, are obviously out of anyone's control. Any and every part of the sale process that we could control, Katrina steered in a positive way.I can't imagine anything Katrina could have done better.
