ZillowVERIFIEDMy fiancA(C) and I are both first time homebuyers and it's a daunting task but, Kathy made this process so smooth. She was available at all times during the day to talk. And always made herself available when we wanted to look at properties. We put in a few offers and unfortunately were denied. But, Kathy was confident and positive that we would find our home and we did! After we were accepted she gave us a bunch of recommendations in home improvement options. Kathy is so kind and I am so glad we were able to be connected with her. If we are looking to buy or sell a property we will be calling Kathy!

ZillowVERIFIED Kathy deservers more than 5 stars. She is very responsive, knows her market, has excellent negotiating skills. She spent countless hours showing us many homes as we had a specific type of property we wanted. She was very patient and kind as my young kids were usually in tow. Not only was she searching for our new home but she was also selling our old home. Once she found the right buyer, we now had a time crunch to find and move into our new home and out of the old one. We found a great house and property, she negotiated with the sellers to get us into the home within a few weeks. She even went so far as to help us move some stuff out of our house which was way above and beyond. I highly recommend Kathy and her company . She has dedication, discipline and integrity.

ZillowVERIFIED In the selling of my home, we were dealing with an extremely demanding buyer. Kathys negotiation skills got me through the process exceptionally well. Before putting the house up for sale, she did a through analysis of the local market and recommended a selling price to meet market expectations. As a result the house sold quite quickly. I should point out that Kathy is a full-time agent and is thus available for showings and appointments during weekdays as well as evenings and weekends. This is especially important when the market is slow, as it was when my house was for sale. I recommend Kathy without reservation.

ZillowVERIFIED Kathy provided expert assistance from the start of the sales process through to finding a short term rental post sale. She is thorough in her appraisal of the property; takes time to explain the details of her pricing strategy; is available for hand-holding (when needed); and is a tough negotiator on behalf of her client. I would highly recommend speaking with Kathy to determine if she is the right agent for buying or selling your home.

ZillowVERIFIED As new and nervous homebuyers Kathy helped expertly navigate us through the entire process and put as at ease as we did a lot of the process from out of town. She is an expert in her field and went above and beyond in introducing us to Ridgefield and everything the town had to offer - even taking us on a tour of the town on our very first meeting. When the initial house was looking like a bad investment, Kathy recommended walking away and finding a better property - even at the expense of her time and commission. Kathy is the best combination of friendly and a hard negotiator and we were happy with the price we paid. We could not have asked for a better broker and will definitely enlist her services in the future. Highly recommend for both new and experienced buyers and sellers!

ZillowVERIFIED I was most fortunate in having Kathy represent me in the sale of my Ridgefield home. She assessed the house, priced it correctly and did her homework with Town Hall and the comparative sales in town. My calls we always answered within a reasonable time. Information gathered from prospective buyers was relayed promptly and a weekly assessment of the traffic was relayed to me. She made this journey so painless for me. I can recommend Kathy Schmitt to anyone wanting to sell their home.

ZillowVERIFIED First, let me say that when I first met Kathy I literally said, "Hello" and walked (more like stormed) out of the house. I left my husband behind to talk and negotiate with ONE MORE REALTOR. We were now on our 3rd in 18 months. I was beyond frustrated with the process and the lack of personal integrity with the realtors I had encountered in the past. I wanted NOTHING to do with yet another one... Well, that said, Kathy impressed by husband and we gave her the listing to see what she could do. Not only did she bring a host of new potential clients right away, she would personally screen them to ensure we weren't just opening our house to unqualified clients who were more curious that serious. She went above and beyond from the very beginning. Long story short, she sold our house and helped find us a new one. Now on the buying end, she could have just nudged us along to something that would have been "just fine", but she knew we wanted to find the right 10+ year home for us. We saw house after house after house and some were great, but just not in the right neighborhood and others were just OK in the right neighborhood, but we didn't want, "just OK", we wanted the RIGHT house for us. She didn't get frustrated with us. She took us on as a challenge and eventually found us the right house, in the right neighborhood at the right price. THEN... she helped us to ask ALL of the right questions. Several expensive repairs could have very easily been overlooked by our zealous enthusiasm for the house and neighborhood, but Kathy made sure to ground us so when the "you finally found the right house" luster wore off and it was time to go to contract. She protected our interests every step of the way. She ensured we wouldn't be on the hook for costly oversights. Her experience really paid off. We loved working with Kathy and always felt that she had our very best interests at heart. Her personal and professional integrity is unrivaled and unwavering. I think you can tell by now that I would HIGHLY recommend Kathy. She grew to become part of our family.

ZillowVERIFIED It's been a real pleasure to work with Kathy. We credit her advice on preparing our home for sale with a quick turnaround . When we were out of town she stepped in to check that our home was ready for showings. She was always responsive when we had questions. Kathy did an excellent job of guiding us through the negotiation process. We are now in the process of purchasing a home with Kathy's help. When there have been some concerns, Kathy has been right with us to address these. To sum it up, we are very happy that Kathy was/is our agent.

ZillowVERIFIED Kathy Schmitt listed our home in Ridgefield. My husband and I were very impressed with Kathy from the moment we met her. Her professionalism and knowledge of the real estate market is excellent. She was very knowledgeable about many questions we had and proactive with some issues that we had. For one, we had put in a new septic system prior to listing the house with Kathy. She was knowledgeable & instrumental in obtaining pertinent information and documentation that we needed. When we had a perspective buyer Kathy was a very skillful negotiator in recommending offers to close the deal. We were very happy with our sell price, thanks to her. Without any reservations we recommend Kathy Schmitt.

ZillowVERIFIED Ms. Schmitt brought issues to my attention that I did not anticipate such as building code issues going back many years in the past. These issues turned out to be critical to my purchase. She was extremely knowledgeable about all other issues with my home purchase. I found here to be truly professional in all matters.

ZillowVERIFIED We had tried a few different agents to sell our "Unique Contemporary" home. All though the timing of the market was off, Kathy brought a level of professionalism and great marketing ideas not heard from others. It was her persistence and knowledge of the market that finally got the house sold. I would and have recommended Kathy to others and I know they will be just as satisfied as we were.

ZillowVERIFIED Having the opportunity to work with Kathy was nothing but positive. My husband and I were very ready to buy our first home! Like many first time home buyers, our excitement seemed to get the better of us many different times. With Kathy's keen eye and experience she was able to be the voice of reason. She often pointed out things throughout the house we were seeing that my husband and I overlooked. Reminding us that if we are patient our house will come along, and she was correct! Kathy followed through all the way to the end and made the whole process of buying a home an enjoyable experience for us.

ZillowVERIFIED My husband and I chose Kathy to be our realtor for the purchase of our first home. She was exactly what we needed: knowledgable, professional, and available when we needed her. We liked her so much that we chose her again as our realtor for the sale of my husband's childhood home that had been in the family for over 50 years. This home was an over $1M sale, and Kathy once again proved that she was up to the task. The house sold quickly and for a price we were happy with. Whether you're buying your first home on a budget or selling your treasured family home, Kathy is the best woman for the job.

ZillowVERIFIED Our relocation company recommended Kathy Schmitt of William Southeby's in Ridgefield to us. Little did we know in the beginning of a long process, we had hired the most knowledgeable, responsive, ethical, and hard-working buyer's agent in the area! Kathy was a friend when we needed one (to recommend a good place to eat in town on our house-hunting trip), and an expert when it came to getting down to business. She's not only good at negotiating, but she demands respect and other agents love to work with her. I would highly recommend Kathy Schmitt to any friend who is buying or selling real estate in Western Connecticut...just name the street - she knows the area SO well!
