Their knowledge of Lake Champlain and experience selling, finding and buying high end properties does not compare to my experience with other realtors after buying and selling 2 other properties in Vermont. Their knowledge of the market, local buyers and out-of-state buyers and their experience was invaluable. They use the latest technology to both film properties with drones and they also introduced a new capability to use computer modeling to model furniture in rooms that were already emptied. Their personal attention to selling our house and even helping us close the purchase of our other property went well above and beyond what I've experienced with other realtors. We can't recommend them enough and they'd be our first choice for any other property.

We had met with a few realtors previously and hadn't yet settled on someone to work with full time (we were admittedly a little wary of the realtor role, as it had struck us as very sales-y so far). After our first showing with Patrick we immediately knew we wanted to continue working with him. Patrick is extremely transparent about the home buying process, is very calm, isn't pushy, and puts you at ease. Not only does he know his own trade extremely well, but he also brings the perspective of having built his own home. Patrick has lived in VT most of his life, knows the market well, and can counsel you on the quality and cost of the machinery/materials in the homes you are looking at - an extra bonus for people who don't have any experience with home ownership. When it came time for an offer, he handled all of the logistical pieces and talked us through how the process would work at every step. The home buying process has the potential to turn into a stressful endeavor. Patrick kept it stress free and fun.

This was very reassuring, as we were young, first time home buyers, and were new to the entire process! We worked with him for seven months, and through the frustrating times, and sad times (losing what we THOUGHT was our dream home), when the market was pretty quiet (to say the least), he continued to check in with us, and promised that we would soon find the one, and it all happens for a reason. Who knew the promise he made months before would finally come true when our we got our dream condo! She's really fun to work with and has a ton of knowledge when it comes to the rules and regulations of waterfront properties. She helped get my property lines squared away, determine who else had access to my beach through years of 'handshake' type of arrangements (turns out no one had legal rights!), and also helped negotiate a $15k reduction in the purchase price. She also insisted on an extra septic system test and it paid off when it was determined it was failing and we had one installed prior to closing...all at no cost to me!

After a bit of looking around we found Kathy O'Brien and Patrick O'Connell. While we worked mostly with Patrick, Kathy stepped in on the rare occasion that Patrick was unavailable to us. They were both such a pleasure to work with. They were professional yet approachable, down to earth yet willing to fight for us. Being new to this process, we had a lot of questions and a lot of emails flying around. Patrick was always prompt with his responses and very reliable. He would even send us check-in emails when the market was slow, just to let us know he was there and still working away to find us something. We started our hunt in the fall so it took a while to find a place due to low inventory, yet Patrick was always very patient with us. In the end we found a home that we feel lucky to have scored AND was sensitive to our budget. Although, we already miss our weekends house hunting with Patrick. :) We definitely recommend Kathy and Patrick. They are true professionals .
