If your a cash buyer and can provide proof of funds you are ready to find the property that fits your needs! Speak to your realtor before deciding on where to come in on a property if you are going to waive the appraisal contingency with your cash offer. If you are planning on financing your purchase then speak to a local lender or ask your Realtor for a referral to a few local lenders you can have a preliminary conversation with. Getting pre-qualified first will put you in the position to know how much you can qualify for, and comfortably spend on your purchase based on monthly, and annual expenses including property taxes, insurance, ect.

Speak to your Realtor on what you need to do to prepare your home to be listed on the market, there are multiple factors to consider depending on the price your looking to get for your property, your timeline for selling, and your local market stats.
