ZillowVERIFIED We hired Kath Goss to sell my fathers house after he passed away. I was immediately impressed with Kathys energy and her eagerness to get to work on the listing. We live 200 miles away in another state, so it was important to me to have a full-service real estate agent who could handle all aspects of the process, and Kathy exceeded my expectations. She got everything done quickly and professionally, even buying and installing smoke detectors and having the water heater strapped in accordance with California law.Throughout the sale process, Kathy kept us fully informed on a timely basis. I never had to wonder what was happening or what we needed to do next. We sold the house on an as-is basis, and it was sold for the full asking price about 6 weeks after it was first listed. We initially listed it in the last week of November, and the sale proceeds were wired to my bank account on January 13. ZillowVERIFIED We survived the recession!!! Kathy Goss helped us navigate the large loss of equity we faced on our first home purchase in 2007. She advised us to take advantage of the dropped value in homes locally and purchase a second home during that time, which we did (Ill tell you that story after this one...its good). We were able to buy our second home at a great value and rent out our first home as we waited out the recession. Over the 3+ years that passed while we had both homes Kathy would check in on us from time to time and we would discuss what was going on in the current market and what our estimated time frame would be for the sell of our first home (purchased 2007) that was finally climbing back up in value. When the time came to list our first home she got it sold as quickly as we could hope and the process was smooth all the way through. We cannot tell you the celebration and high fiving that took place when we sold a house that was at one point worth 1/3 of what we had paid for it. Between the two home purchases we ended up ahead overall because we took Kathys advice to look at the recession as an opportunity instead of just a negative. Our second home purchased during that time not only balanced out the first purchase but also resulted in positive equity surpassing the minimal loss (that we were able to cover) on the other. We could hardly believe it...how were we able to get to a point that looked so negative a few years ago to where we just were last week as she closed the sell of our home. Our credit has remained perfectly entact because we took her advice and dealt with the recession a little differently than the most. Kathys wisdom and ability to navigate the market not just now-but as it fluctuates within its natural cycles over years is what guided us to this point of finally being on the positive equity side of things! One last awesome story that I promised to share earlier, this is what sets Kathy apart from other agents: when we were looking to purchase a second home we asked Kathy to try and find us something on one of the three streets that we wanted to be on in Patterson (quite the request), unfortunately there was nothing on the market. However, Kathy took it upon herself to walk the neighborhood and go door to door to find out if anyone was interested in selling their home. How many people wish their agents would be proactive enough to do that! She went above and beyond, and it worked out amazingly for us! She found us a home exactly where we wanted to be from a seller who otherwise may not have been available to us. Amazing, right!?! Now that we have everything all settled after our recent home sell we are shopping around for another potential home and of course we are considering all of Kathys advise about what the market is doing currently and where it may be heading soon. We are somewhat picky buyers, but Im sure shell find us something amazing, maybe even from someone who hasnt considered selling at this point? ; ) I think we may ask too much of her, but were convinced shes a rockstar and can do anything!

ZillowVERIFIED After we lost our house in 2011 Kathy was able to negotiate a deal for us to purchase a 4 acre home with a lease to purchase option. This was a long dream of ours to own land in Patterson area. There were many hurdles to overcome to get the house ready for FHA but with her guidance and knowledge on FHA requirements especially in rural areas we were able to close the deal. Kathy did not have to do any of this she could have sold this 4 acre house without a lease contract and got her commission but she saw how heart broken we were and offered our family this great opportunity. She pushed our lender to close the deal quickly and also answered our questions quickly and efficiently since we have not been thru the Escrow process in 20 years. We have recently inherited a family members home to sell and will definitely be using Kathy Goss and Assc. for that deal. We cant thank her and her staff enough!!! ZillowVERIFIED I found Kathy on Zillow and called her because of her history in dealing with short sales and foreclosures in the area. We met that night and spoke about the sale of the home. She was friendly, attentive & knowledgeable about my situation. She wanted to list right away but I wanted to wait until I heard back from the broker. She agreed but had some reservations and let me know both the pros and cons of my decision without putting any pressure on me to sell. The next week, I got the bad news and figured out that the mortgage company was stringing me along the whole time. They thought I was too late to do anything and I had no choice but to surrender my home to foreclosure so they could sell the home and keep the profits as I now had some equity. What they didn't know, is that I had Kathy on my team. I told her the bad news but she said that it was actually great news! Her energy went into overdrive for me. Kathy and her team put up a coming soon sign and we actually had people stopping to ask about the property as the sign was going in. She listed the property right away and almost immediately the calls to look at the property began coming in.From that point on I had complete trust in Kathy and her team and did what ever she told me to do in order to sell the home. I was able to reach her anytime by text, voicemail or email with all types of questions and she would always answer as soon as she was able to, most times within 10 minutes. We had 3 offers within 4 days! We talked about the situations and accepted an offer that was significantly more than asking. It turned out to be a challenge on the buyer's end but Kathy and her team didn't even blink. Haley is Kathy's daughter and works as her assistant in the office. She was so quick to get every piece of paper in order and emailed it over to me for signature that many times it was we who were waiting for the buyer's response. They were able to contact my lender and extend the foreclosure date so we could sell and not only did we sell, but I was able to keep most of the accrued equity. If you're going to sell a home in the valley, Kathy Goss is the realtor you want on your side. Every single curve ball the buyer, the lender or my mortgage company threw at her, she knocked it out of the park. She kept me informed about everything every step of the way and although she had more clients, she always made me feel like I was the only one. Thank you Kathy and your special team.

ZillowVERIFIED Our house fell through because HUD was a disaster to work with following a break in and stripping of the home (bathroom, carpets, etc.). There was several thousand dollars of damage that was compensated with under $400 from HUD. The HUD agency was unable to secure the property, despite the continual effort our agent, Kathy Goss, put into fighting for this home for us. She went through near daily battles on our behalf. She never quit fighting for us, bearing all the burden so we did not have to. When it came time to decide if the money we would now have to put into the house, coupled with the lean against the house for the missed homeowners payments, would make completing this purchase worth our wild we finally decided against completing this purchase of this home. We continue to work with Kathy to find our next house. She was the upside of the almost two month ordeal. Not only is she our agent, but also our advisor. We have seen wisdom in her own personal investments and know that we can confidently consider her as a reliable third opinion in our house hunt.
