Systemic Prosperity
I initially wanted to leave a positive review for Karen at Florida Lifestyle Realty Group, Inc., as we had a good rapport from a business networking group. However, my five-year renting experience at the Alfred Street property in Tavares was highly disappointing due to Karen's unethical practices. Karen prioritizes profit over property maintenance and tenant interests. She hires unqualified workers, resulting in poor repairs, yet charges tenants for these substandard fixes from security deposits. For example, after my front door was damaged, the repair was shoddy, with the frame pieced together and the screen door left unrepaired. Despite reporting this, Karen deducted the screen door repair cost from my $2,000 security deposit, returning only $500. Other unjust charges included $300 for painting an unpainted garage, $25 for a single light bulb, $500 for a dishwasher I never used, and $166 for a refrigerator handle I repaired myself. Karen failed to address serious issues, like an electric panel with exposed high-voltage wires, reported as a safety hazard by her own electrician. She also disregarded lease terms, providing late or no renewal notices (once only three days) and forcing immediate payment at a higher month-to-month rate without proper notice. However, she threatened late fees for tenant payment delays, even when caused by external errors, like my credit unions bill pay issue. Other unresolved issues included leaking plumbing, a hole in the roof from a poorly installed LED light, unsecured window treatments, a dripping shower faucet, and malfunctioning closet doors. Karen also requested inappropriate tasks, like scraping caulk off the floor with a razor blade. Her realty services were equally unprofessional. I referred my father for a $400-500K home purchase, but Karen sent listings for $600-700K properties, leading him to fire her. This was the most stressful, unprofessional, and unethical renting experience Ive had. I strongly advise speaking with neighbors about their experiences before engaging with Karen or her company. Youve been warned.

So if you have gone through probate and you are now listed on the deed that part should be good. Have you contacted the lender? several things can happen. 1. They can call the loan in full since you are not on the loan. 2. Keep paying the loan the taxes and insurance while you try to sell the home. 3. The lease, when does the lease expire? You might want to have an RE attorney review it for you. If the lease is set to expire, you must send them notice of non-renewal depending on what the lease states. If it is silent to that, then 30 days. If they are on a month to month lease and the lease does not state how long, then 15 days notice is required by either party. If you you can work with them while you are trying to sell, it might be easier overall. What ever you do make sure your attorney agrees, or it can be a nightmare.
Anybody can order an appraisal. If you are looking for an appraisal for personal use like for legal reasons, court ordered, divorce, equity split, arms length sale, etc. Make sure all parties agree on the appraiser and best of luck.
Hi Jack, Port St. Lucie is a hot market at the moment, so you want to be able to get the biggest bang for the buck. There are several routes you can take. 1. Get a CMA from a local agent. 2. Get a professional Appraisal and then hire a professional agent. Personally, I would go with # 1 and add a pre-home inspection so that when you do list there are no surprises. Also, it gives you a chance to fix things which in turn will get more money on the sale. Be careful of the companies that offer to buy your home, in the end you will pay out more and leave more money on the table than you should. Hi Clive, It depends on how the contract was written. Also, keep in mind if the deals dies you will have to start all over and reveal those items up front. Get them fixed and move on. Hope that helps Karen
