I'm sure Justin is knowledgeable, but when i first contacted him he told me he knew nothing about the Sanford area where we wanted to buy, so he sent me to his newest associate, a part time realtor with little experience and no more knowledge of Sanford than he had. She was a poor communicator. Could not remember conversations we had repeatedly, was very distracted with her yoga business- real estate is her side hustle. We lost an earnest money deposit because she was too busy to follow up on our contract and call us back. Justin backed her up and was not very nice about it. I see he has lots of great reviews, but he apparently made a poor choice with this hire . Hopefully this person will be trained more thouroughly to follow up and keep track of her clients.

He was presented with many challenges; 7% interest rates, plenty of competition in the neighborhood with similar floorplans, etc. Justin didn't waver, other homes were dropping list price like crazy but we held firm per Justin's guidance and it paid off! ZillowVERIFIED Justin is a professional's professional.My husband and I had an overly specific set of parameters when we contacted him in December of 2020.We had a precise budget and the house we wanted had to be big enough for us to not feel claustrophobic but not so big that maintaining it would be a nightmare. The backyard had to be just big enough for our two dogs, but not so large that we would need add lawnmowing to our cardio routines. We wanted a two car garage. We wanted a quiet neighborhood, not too far from a grocery store and still close enough to nature. Justin listened to our wishlist patiently and within 24 hours was showing us the first of several houses via facetime. Our dream home turned out to be house # 4 and we moved in almost exactly a month after we made an offer. It fit every single one(!) of our parameters. Justin's efforts didn't stop there. He also advised us on home loans, saying, correctly, that the big banks often take too long to release the funds.In my opinion, there are three aspects of Justin's service that set him apart:(1) He comes from an engineering background which lends him an eye to details that most house hunters might not be familiar with. For example, he spotted possible water damage during a walkthrough despite the spot being well hidden. In another home he spotted a DIY tile job in the kitchen that might have caused headaches later on.(2) He shares his opinions - both technical and aesthetic - honestly, with an eye on resale value as much as buyer comfort. Like he often says, he likes to anticipate his services being called upon to someday *sell* the house that he is helping someone buy. This puts the current buyers in the shoes of future sellers, which in my opinion, is a very practical thing to do.(3) He is incredibly particular about prompt responses. During the weeks of searching, we often bothered him early in the morning and we bothered him late into the evening, but never once was he late in responding to our calls and texts. Even when we weren't annoying him, he was always keeping us up to date with paperwork and other hassles of home buying.In summary, if you're a no-nonsense buyer/seller and you want a helpful hand to guide you through what can often be a stressful transaction, Justin is absolutely the expert you want

From our first contact, Justin was responsive, receptive to our needs, and knowledgable. The initial crop of potential homes we went through was all a virtual process and I was at first concerned based on the possibles found that he wasn't quite getting what we were looking for. But when we made our in-person house hunting trip and Justin showed us around, he was able to very quickly see what our tastes were.
