ZillowVERIFIED I have never had an experience like the one I had with Mr. Julio Suarez before. We reached out in search of a new home and also wanted to sell our existing home. I was very clear that the purchase of a new home was contingent on the sale of our existing home as we were going to use those funds for the new property. It was a challenge to work with this gentleman. He was hard to get ahold of and was barely at his office. I dont understand in todays market how a realtor can be so difficult to work with. I did my research and despite some negative reviews on his profile, I decided to give this team a shot and it just did not go well. There is no such thing as a person with perfect 5 star reviews as that would sound too good to be true and in this case, I can see why there were some negatives posted. We decided to try another realtor off the Zillow website so lets see how it goes.

ZillowVERIFIED A very unpleasant experience. I contacted Mr. Suarez in search of a condo for my daughter who is moving back home after completing college. Our needs are basicaEUR|a 1 bedroom would suffice. Mr. Suarez seemed pleasant at first but then things turned south fast. We stopped hearing from him and with the urgency we had to find a place in a short window, we wanted to move fast. Mr. Suarez was unresponsive and when he finally did return our calls, he appeared bothered and simply annoyed. Very unprofessional attitude. Not the right approach in a market where your pay is based on a sale. I would never do business with this individual.

ZillowVERIFIED We met with Ms. Silvia Suarez as we searched for a new home. We provided specific details including price ranges, location, and specific asks we wanted in hour home. At first, Ms. Suarez was very polite but as the search intensified, we were being shown homes not only outside of our price range but well outside of the area we had a desire to live in. At one point, I phoned Ms. Suarez to advise again the areas we were looking for a home in and she snapped, stating that we would never find what we wanted in those areas and if we really wanted a home, we had to consider Homestead. She was extremely direct and her tone changed from our first initial meeting. Since then, we found another realtor and are closing in the next 45 days. Buyers beware with this individual.

As we moved further along the process, it became rather difficult to connect with her or anyone at this office. My calls were not being returned and some of the information provided by this team did not feel current. I decided to check with another realtor and they were not only more responsive but provided quite a number of listings for me to review. Ms. Suarez simply did not respond in a timely fashion and her local knowledge seemed to lack quite a bit.

ZillowVERIFIED My husband and I have had an awful experience with this realtor. Awe were looking for something specific in the Miami/Kendall market. We provided Mr. Suarez with details of what we desired. However, every property we were shown did not come close to our search parameters. When he finally found us a property that fell in line, there was some confusion as to the price, contract, and overall deal. The way he was wording it implied that if we provided a "cash" deposit to him directly, he could guarantee the seller would drop the price even further. That did not seem ethical in my opinion so we backed off. A few days later, his wife who may be a realtor as well called us to push the deal on us. Needless to say, we consulted with the Department of Business and Professional Regulations and this kind of offer is unethical and grounds for having a license revoked. We found another realtor and are closing on our new property in the next 30 days.

We advised Mr. Suarez as to our budget for a home and asked him not to deviate from that number. Mr. Suarez continued to show us listings outside of our price range. When a home finally came across that was in our price range, Mr. Suarez advised that there was another interested buyer. We went to an open house with Mr. Suarez and his very wife, Mrs. Silvia Suarez was posing as another interested buyer. A tactic to force us into a quick decision. Beware of this team and stay away!!!
