Review In a word, our experience with Julia was excellent. My brother and I were helping our 88 year old father sell his home since he needed to be in an assisted living facility. The emotional ties to that home where he and his wife lived were deep. From the beginning Julia understood the emotional side for dad and worked with all three of us with strong communication and continuous updates. She had professionals we needed for services to get it ready and based on her advice, we had two contracts with a few days of listing and closed within ONE MONTH. As a former Banker I understand follow-up and service and Julia was the definition of both. I highly recommend her to anyone in the Waco area buying or selling a home.

Review I cannot recommend Julia Swank highly enough. As a first-time homebuyer navigating a complex situation with tight timelines and a family emergency requiring immediate safe housing, Julia went above and beyond at every turn. From the very beginning, Julia demonstrated exceptional professionalism, patience, and genuine care. She guided me through every step of the home-buying process with clear communication and unwavering support, even when I had countless questions and needed to gather extensive documentation on short notice. Julia's expertise and dedication were instrumental in helping me secure my beautiful new home at 9117 Darby Lane. She worked tirelessly to coordinate with lenders, manage timelines, and ensure everything stayed on track despite the challenges we faced. Her responsiveness was outstandingaEUR"she was always available when I needed guidance, whether it was late-night questions about insurance policies or strategic planning for closing costs. What truly sets Julia apart is her commitment to her clients. She treated my home purchase as if it were her own, providing honest advice, advocating for my best interests, and celebrating every milestone along the way. She made what could have been an overwhelming process feel manageable and even exciting. If you're looking for a realtor who combines deep market knowledge with genuine compassion and tireless work ethic, Julia Swank is the one. I'm grateful I chose to work with her, and I trust her completely.

Review Julia is an outstanding real estate broker. As an out of state buyer from Seattle purchasing a million-dollar home in Woodway, I relied heavily on her expertise, and she exceeded every expectation. She was never pushy; instead, she was genuinely adamant about finding us the right house, not just making a sale, which seems rare in this industry. Her deep market knowledge, proactive communication, and unwavering dedication made the entire process smooth and stress free. She anticipated our needs, advocated for us at every step, and delivered exceptional results. We couldnt have asked for a better partner - Julia is truly top tier.

Review We call this a God-cidence meeting Julia. She has lived near where we live and now lives where we will live. Making this a site unseen search, we needed to have trustworthy help. Julia proved to be such a pro. She kept looking for us, helping us with our mistakes, advising for our unknowns, and negotiating a great deal.

Review Over the past 47 years, weve bought and sold 18 homes and worked with many real estate professionalsaEUR"but Julia is, without question, the best weve ever had the pleasure of working with. We can be challenging clients, and this time around, we had very specific requirements as buyers. As sellers, we were also dealing with a unique property that demanded creativity, strategy, and persistence to market effectively. Julia delivered on every front. Her thoughtful marketing approach attracted the ideal buyer, and she handled every aspect of both transactions with precision and care. She ensured that all details were managed flawlessly, and both closings were the smoothest weve ever experiencedaEUR"on time, organized, and stress-free. We wholeheartedly recommend Julia as both a listing agent and a buyers agent. Her professionalism, dedication, and results are truly exceptional.

Review Julia Swank is truly the best ! She made the process so much easy for me and was supportive along the way! I am new to this country. I was anxious , had difficulty in communication and had little knowledge about the process , advantage and disadvantage of buying a new house/ old house . She exactly knew what I am looking for and what will be the best for me . There was a point where she told me that " I'm your advocate , so don't hesitate if you need anything or are unsure , let me know " . I am so appreciative of all Julia did for me , and if anyone is looking to move to Waco they should definitely contact Julia. Thank you Julia.

Review We were very fortunate to partner with Julia from the very beginning. She was very keen in listening to our needs and working to make the process as smooth as possible. She worked with arranging the inspectors, roofers, electricians, speaking to the seller and bringing us to the finish line and all with a friendly and professional attitude!

Review What a great experience we had working with Julia and the NextHome team! We are moving half way across the country so our relationship started through text and emails, with plans of where or what we wanted changing about 20 times. Julia was there every time to listen and then went to work looking for properties that fit our criteria. Once we made it to Texas, she was there for every twist and turn, digging for answers to every question or concern and once we found what we wanted, working diligently to get the properties closed. She was even able to get major repairs done on one of the properties that was being sold as is! And since we were out of state for the inspections, repairs and closing, she scheduled and attended all of the needed appointments and made sure everything was running smoothly. She is honest and trustworthy! Julia will definitely be our go to realtor for all future buying and selling needs!
