So much so that I don't even know where to start but I guess the beginning about journey is a good enough place as any. We met Julia by chance just randomly stopping by dropping in on our open house. She showed us the house even though we didn't even have a pre qualification she was So easy to talk to you so we took a card and she had us in the office within the next 48 hours where we were immediately Pre qualified for a home loan and our hunt began. She specifically tailored I was search to meet the needs of our growing family and didn't waste our time taking us to the properties that we were not interested in. Julia did not rush this process at all. She took her time with us as new 1st time home owners explain to us what to look for in selecting a new home and she showed us at every viewing pros and cons about each property. Julia was quick on the uptake running comps on every property that I showed her scheduling appointments right away so that we can get in the as quickly as possible make a observation and determine whether or not we were gonna put offer in on a house. She took her time and talking to us and letting us know exactly why she didn't feel that what we thought was the best property we had seen and when it's a put a order was unnecessarily it for us. She took her time to explain her position the things that she saw that we didn't see and then also explaining the comps that she had ran and why and how the property was over priced and when I said I didn't care she put the offer in and we took it from there. Julia stay positive even when we had to take a break from house hunting. She kept in touch during this time and when we were ready to get back at it she welcomed us with open arms. Never 2 busy 2 talk or look up a property any time any day. Julia one hundred percently stayed on top of things and did not give up on us when we started to give up on this house hunt. Julia would not allow us to cut our self short and rush until a home that she in her heart of hearts did not believe was a property that we were in love with and voiced her opinion asking to be patient and we listened. And thank goodness we did.... In June 2020 we found the perfect house, so the house on the 1st day of open house, put it immediate offer in to lock things in and get the 2nd process of this journey started. Julia call the realtor to advocate for us in communicating I will extreme love for this property and even had us write letters to the seller to support why we were the best family they could select to hand their house over to. Because of Julia, in August 2020 we close on an amazing amazing house that has everything we were looking for- 4 bedroom, 2 full bathroom, full basement attick, garage extraordinary backyard with a pool in a community that is very welcoming, diverse and on a street that is kid friendly. Without Julia we would not have made it. She truly became part of our family. I still call her to this day if I need help in the house or trying to figure out where to go to get somethjng set up from the town. She always answers and is always ready to help..... I went up for limited days (Coronavirus restriction) and Julia made time to meet with me and my brothers. She viewed the House and agreed the house was in poor condition which I had to agree with. Julia was quite ingenious to suggest a CASH only deal initially and contacted her fellow realtors to show the House. There were over 50 showings with no cash offer close to what we had felt the house was worth. Julia agreed, (which I was surprised) and assured me that she felt strong about getting much more for the house if we relisted with a deadline, and Cash offers only to be considered but to be sold. Julia contacted the Agents that had shown the house and told them of the new plan, that the house was going to be sold by deadline and those who were interested initially knew it was set to be sold. To my amazement, we got 18 CASH Offers, 4 that was 25% more then the initial high offer. Julia assisted with the Lawyer, and Title company to get closure of the home with a month of the accepted CASH bid. Julia was prompt with response, and helpful in her explanation of the process to sell the home. Professional, easy to talk to, and thought well outside the box in assisting us to get the house sold. I would recommend her 100%.
