ZillowVERIFIED Where do I begin?! We are first-time home buyers and went into all of this completely unaware of all that goes into purchasing a home. We were blessed enough to find Julia Bauerschmidt, who after graciously showing us a property that we showed up to unannounced, accommodated us and all of our many questions. We immediately decided that Julia was the one who we wanted to be our realtor on this journey. Julia far exceeded all duties and expectations; she was absolutely incredible, accommodating, patient, and absolutely willing to go to bat for us. Late in the process we experienced a few hiccups from the lender (not Coldwell, or associated with Coldwell) and Julia single handedly handled any issues that arose. She put up with my billions of questions per day and made us feel absolutely secure and reassured that Julia had our best interests always in mind. Julia is personable, funny, and will make you feel absolutely confident throughout the entire process. She showed us any property that we inquired about, and reached out to many agencies to put our minds at ease. Coldwell, you have an ace in Julia! We would recommend Julia to anyone and everyone. Thank you, Julia, for EVERYTHING!!!!

ZillowVERIFIED Julia is truely a professional, knowledgeable, and compassionate realtor. She asutely counseled us through the process. She explained the process and had the patience to re-explain when we did not understand. Julia was a Godsend and through her due diligence we were able to sell the home on the first customer walkthru. Her encouragement and positive attitude and encouragement while listing and selling our home during the pandemic is a testament to her formidable skills. It was a pleasure to work with Julia and her Coldwell team

ZillowVERIFIED Five stars! Julia is great to work with, she's professional, capable, and a genuinely good person. She negotiated a great deal for the sale of my house and it went into escrow before it was officially listed! This was my second time working with Julia and both times she really impressed me, we will definitely be working together again.

ZillowVERIFIED Julia was a godsend in our search for a home in Arrowhead. Being raised on the mountain she was quite aware of all the idiosyncrasies of the different neighborhoods. Which streets would be plowed and which streets one is on their own. I cannot speak highly enough of Julia and all the work and effort she accomplished to help us find our home. Using old military slang Julia went aEURoeabove and beyond the call.aEUR? I and my partner Marie highly recommend her to anyone that is looking for a home on the mountain.

ZillowVERIFIED Julia went above and beyond her duties in securing a buyer and negotiating the final deal. Between her and Steve Keefe from Coldwell banker I coiuldn't be happier with their dedication to the seller. A problem arose with driveway easements and they handled it professionally and with no stress on me. I would gladly use her services again.

ZillowVERIFIED Julia sold cabin in Crestline for me. She was incredible! Her communication is excellent. About once a week she sent an e-mail and let me know the comments from the potential buyers who viewed the house, updates about their interest, etc.Once the house was in escrow her communication and contacts were incredible. She worked through every problem, taking each one and moving on to the next, always with a positive attitude and knowing everything had a solution. For example, I had no idea where the septic tank was and it needed to be inspected. The septic tank inspector could not find it. She had a plumber out there the next day to locate it and the inspector returned and did the inspection. It was in the driveway. So the blacktop had to be dug up to find exactly where the tank was, then the hole filled and the blacktop replaced, plus disposal of the broken blacktop. All done and scheduled by JULIA! I was 2000 miles away and had no one to call. She has the best contacts. We closed with the buyer using a FHA loan in less than 30 days! Amazing!

ZillowVERIFIED I cannot say enough good things about Julia as an agent. She was so patient with us as this was our first time buying a home. We encountered a lot of external stressful factors that she got us through with ease. As buyers that lived out of state for the first few months in starting this process, she even took the time to drive to different houses and facetime us, often spending several hours on the road. She was always just a phone call away to answer or help with the smallest of details in buying our home, including during evening hours. She took the time to explain everything to us and worked very hard to get us all the way through escrow. She was so quick to respond to our every need. She listened to what our goals were for a home including price and worked with us to get the best deal. Julia truly went above and beyond what we could have asked for in a realtor. You won't regret choosing her!

ZillowVERIFIED When I first met Julia Bauerschmidt, I was surprised at how young she was, but I was highly impressed at how knowledgeable she was. We were doing a contingency deal as we had to sell our house before we were able to purchase our new home in Lake Arrowhead. We went into escrow three separate times on three separate houses, but my house failed to sell in time to make these deals happen. Julia stayed so patient with us until we finally sold our house and immediately found the perfect home for us in Lake Arrowhead. All of this could not have been done or gone so smoothly without Julia being there every step of the way. She was extremely responsive any time I needed to get a hold of her, or whenever some detail needed to be discussed concerning contracts or anything else. I highly recommend her to anyone.
