ZillowVERIFIEDJuanita was there for us with our first home & then turned around almost 4 years later & sold that same first home. She has been our friend & confidant since day one. I've never had someone be so attentive & caring then her. She's the best when it comes to detail & planning. If it wasn't for Juanita we probably would have never finished our home to be ready for sale. She made everything possible. She is now & forever apart of our family. We love you Juanita! Thank you for being the best out there!!

ZillowVERIFIED Juanita was absolutely incredible! She was very knowledgeable, and she was able to explain things in a way that I could understand as a first time home buyer. I was a difficult client, requesting to see houses all over town and frequently changing my mind on what I was looking for, but despite my indecisiveness, Juanita was patient and continued to help me search for my dream home. Juanita went above and beyond, and she even video taped homes for me when my schedule did not let me walk through them with her. Once we found the perfect home and were under contract, Juanita fought to make sure there were no surprises with the purchase. She was able to make the perfect contract that protected me, as the home buyer, but also was appealing to the sellers. I recommend Juanita 10/10.

ZillowVERIFIED This is our 2nd time usually Juanita to sell our existing home and purchase a new home. She is very efficient and always working to keep her clients best interests in mind. She will go to bat for you and make it a smooth and easy process. The home we sold was a unique sale that took a special kind of buyer. She was able to get us a contract and meet all of our time sensitive deadlines for closings. Thank you Juanita for your exceptional service and work ethic.

ZillowVERIFIED Juanita Simkins was awesome. She guided me through the whole process. At times, she was also a counselor. She provided some special skills in negotiating which allowed me extra time to do what was needed to satisfy the underwriter. Five Stars in my book. She's more like family.

ZillowVERIFIED Juanita sold my house in 4 hours! True story, 4 hours after listing my home we had an offer and 6 weeks later the new owners were moving in. I completely believe Juanita and her team deserve every bit of the 5 star ratings I gave her.

ZillowVERIFIED Juanita did a great job of coaching me through finding a property at the right price, making an offer, negotiating with the seller and closing a great deal. She is responsive and on-time with deadlines. Her advice helped me avoid some pain in a property that I thought I liked. Juanita pointed out some flaws that I was overlooking. I am glad that she was there. Juanita is a great agent who is as much a teacher as an agent. I highly recommend her. I will work with her on my next real estate purchase.

ZillowVERIFIED Juanita contacted us as a result of our for sale by owner ad. She was one of several real estate people that contacted us. She came to our home originally to try and list the property we had for sale. She is one of several who attempted to do the same thing. She impressed us with her willingness to help us through the process after we find a buyer. After not having any luck of finding a buyer and also knowing three friends of ours who are brokers, we selected Juanita because of her willingness to help us even though we would not list with her in the beginning. She did a great job for us.

ZillowVERIFIED I had a very limited budget in this sellers market, making it that much more difficult to find a place. Several places I was interested in, I was way out bid, but Juanita persevered. Some of the homes we looked at required a lot of work, and would not have passed a VA inspection. Because of the market and my budget, we looked at a LOT of homes. Through Juanita's diligence, within hours of my home coming on the market we had drawn up and submitted a contract which was accepted. Juanita spent an enormous amount of time and effort to find me just the right place. For that I will always be greatful and would and will recommend her to anyone considering selling their home or looking to buy one.

ZillowVERIFIED I have purchased two homes with Juanita. Juanita is extremely professional with sound advice on what to look for, how much you should pay/ask for, and how the market is performing and where you (the client) currently sit in those trends. Highly recommend her! You will be so happy with your experience!

ZillowVERIFIED Juanita provided an exceptional experience for my husband and I. Home buying can be a scary process but Juanita's professionalism and friendliness comforted us and made the entire experience less intimidating. We were able to reach her anytime day or night always answering any and all questions we had. She brings honesty and integrity into a market that can many times be without these types of people. I recommend Juanita, without reservation, to anyone looking for a real estate agent.

ZillowVERIFIED I purchased several houses throughout my life working with realtors but Mrs. Simkins was by far the best. She committed her time in length to show me all the requested properties, advised me of all the details, pros and cons of them, to an extend I had not experienced with other realtors. This made her very trustworthy and valuable to me. I always was able to reach Mrs. Simkins for any questions I had and received results. She made the closing process a breeze.

ZillowVERIFIED We had been looking for our house for some time. We had another agent we were working with but they were not always available and found out later that they were not very trustworthy. Then arrives Juanita, or as I call her Nita. She took so much time and patience with us and was always available to show us houses and answer all our questions. Well long story short, she helped us find a beautiful house and walked us through getting it financed. I cannot tell you how happy we were at our closing. Nita not only was our agent, but soon became our friend. From start to finish, Nita was right there with us. When others had said no to us, Nita said we could and we did. If I sell, or buy, We are calling Nita. I recommend you do too.

ZillowVERIFIED Juanita was the best...always looking out for the best home for my family's needs. she helped us find the perfect home in the shortest amount of time. She works with us and got as much done as possible to pre-qualify while still overseas before moving back to Colorado Springs. Everything was done by the time we got to town, all we had to do was find a home. She worked with us even through a family emergency that required an out of town trip, to make sure nothing fell through the cracks while we were out of town. We drove back into town the day before closing and everything went off without a hitch and we moved into our home. Thank you Juanita!

ZillowVERIFIED The search for an excellent Real Estate Agent is very daunting in Colorado Springs. Juanita Simkins was certainly a breath of fresh air, and the entire process to sell my home couldn't get any easier. Juanita is an experienced professional in the industry who knows the market and what it takes to get things DONE! She's very well connected with other professionals and recommends other top-knotch individuals to assist, such as roofers, plumbers, electricians, etc. In this tough market, Juanita priced my home correctly from the start, and one month later we successly closed when most homes have been on the market for 100+ days. Juanita is truly a gem and is highly recommended!

ZillowVERIFIED I was speaking with a friend of mine the other day and we were talking about our experience on buying our homes. I recounted my experience with Juanita and after all this time four (4) years, I can remember it like it was yesterday, Juanita is very professional and has a great since of humor. When we first met I didn't know anything about buying a house I just knew I wanted one. Juanita walked me through the process and answered my many questions, she was quick to get back with me either via phone or email. She was with me through the entire process and gave words of encouragement when I was feeling discouraged. If I were to sum Juanita up in one word it would be integrity. During my working relationship with Juanita she was forthcoming with information and honest. I wholeheartedly recommend Juanita as your agent.
