I am fond of the deal I closed for Donnita Trevett: on February 28th, 2020 (although I received a 3 STAR): This was a commercial (Industrial property), not residential that I listed and sold for her. A commercial real estate transaction is more complex/difficult to list/sell vs residential. My real estate practice is private. Most of my business is kept confidential. Due to my confidentiality (NDA) policy I will not get into too much detail. What I can disclose is what is public about the sale. I listed and sold the property for FULL PRICE, not a penny less. I NEGOTIATED the BUYER TO PAY the 1st month bills (over $1,200). I SOLD the property in TWO MONTHS. The 2nd bill that Donnita mentions was submitted the day of closing/recording. In order to get approval for the 2nd bill I (1st) would need the buyer to agree. I (2nd) need the lender to agree. I (3rd) need title to draw up new loan docs. Finally have all parties sign again. That would have pushed us into early week of March. All this took place on February 28th, 2020, the 1st week of March the COVID-19 began taking shape. Three of my four deals in March fell through because of COVID-19. I believe we made the best decision to close on the 28th. The extra $1,000 bill could have cost my seller the deal but in real estate unless it happens nobody looks at it that way.
