ZillowVERIFIED I worked with Josh Ward. He was knowledgeable of the Pensacola area and was able to schedule house viewings quickly. During the home search, he was very responsive and answered the phone quickly. However, once I found the home and my offer was accepted, it seemed as though things shifted (reason for the 2/5 stars). Closing typically happens 30-45 days after an accepted offer; however, he never asked when I wanted to close, instead he set it up for 30 days. This was very stressful to make this deadline. Furthermore, Josh knew the closing date 30 days in advance but had plans of attending his sons birthday party - this was told to me July 5th (two days before closing). Had I known, I wouldve requested for the 45 days because I was expecting my agent to be there. This resulted in me at closing day without Josh or anyone from his realty company. It was just me and the notary agent. Closing was a terrible experience. I did not receive the keys at closing- the sellers agent had to be called to bring the keys to my new home an hour after closing. I did not receive keys to the pool gate in the backyard; over a month later, I still dont have those keys and needing to contact the sellers agent. Josh had recommended Utility Helpers; however, they set me up with an internet company that does not even service this area, and then a home security system that tried to up charge me thousands of dollars from the initial agreed upon price - in the end, everything from Utility Helpers was cancelled. Ive talked with my new neighbors regarding the HOA, termite control, utilities, home security, which they told me this was all information provided by their realtor at closing - I was never provided this information from Josh. Lastly, I did not even receive a congratulations from Josh on closing day, but I did receive his July monthly realty report in the mail on how great his business is doing. Navy Federal was not well represented in this transaction.

I embarked on the search for my home in Florida during the COVID pandemic, while I was living in Puerto Rico. Josh was my eyes, ears and advocate on the ground throughout the entire real estate purchase process. He was flexible and scheduled day-of video tours and walkthroughs on numerous occasions. Not being able to see a home in person may have made me hesitant or nervous had I been working with any other agent, but Josh walked through each house with an eye for detail as if he was purchasing for himself. Josh exceeded my expectations time and again. I settled on a home that was still under construction at the time we made an offer. Josh negotiated to have the developer add blinds and washer/dryer at no additional cost. Although I didnt ask him to, he also visited the home to check progress and send me photos while construction was wrapping up. Each time he visited, he reviewed the property as of it were his own purchase. When he found things that needed attention, he made it happen! Because of Joshs attention to detail and fierce advocacy on my behalf, the contractor had already completed most punch list items and began replacing all sod at the time of my final walkthrough. Josh made my first home buying experience a breeze. I would recommend him again and again!
