Then we drove all over my desired areas looking at lots of properties. He understands the areas, house construction, house building eras, and work loads required by new owners. Four months later out of the blue a house exactly where we wanted it in our price range cam up Justin met with us THAT NIGHT to get the ball rolling. Justin, our agent, was always available to us and always showed that he had our best interests and desires as his top priority. Mandi, our loan officer, was very honest and straightforward with us about all our options, and she made our house available to us at the price we wanted. We must have spent six or more hours looking at houses with Justin all over the Salt Lake Metro area once or twice per week, and would exchange thoughts on new listings via text message every day. He sold our house for $23k more than I thought it would. The process works, if you as the seller follow it, I do not see how the Stern Team could fail. When times get tough I often quote Rick Pitino "Larry Bird is not walking through that door!" Well he did this time, and he dropped a three-ball with a hand in his face! ZillowVERIFIED This was the 3rd time I used Josh's services. He was referred to me by my tax professional to help me short-sell some investment properties during the recession. He was extremely knowledgeable and kept me updated every step of the way. The stress of the market conditions at the time and the need to sell the properties was overwhelming. He provided guidance and support and actively worked on my behalf. Short selling a property is a long process and required a lot of work on his end. He stayed on top of it constantly and completed the sale of both homes. Josh recently helped us to sell my in laws home. When my father in law passed we called Josh to determine if we could sell the home for what was owed. He came out and did a very thorough assessment with a bound, prepared book of comparable values and other info. He recommended some improvements and to wait for values to rise again. When it was clear that my mother in law was unable to live in the home independently we made several improvements and called Josh again. He developed a strategy for the sale of the home and negotiated two offers for us. He kept us updated consistently with a log of every action taken and each scheduled viewing of the home, including prospective buyer feedback. As the home went under contract we received updates from his team on what we could expect during the next phase. He was always very prompt with returning phone calls or text messages and was genuinely focused on creating a great customer experience for us. I couldn't be more impressed! I work for a corporation that sets customer service as a high priority and I have come to expect and demand it. Often disappointed by the lack of care and attention that other companies provide. Josh never disappointed. He sets the bar extremely high and I trust and respect his opinion and guidance. I've recommended him to my friends and he has come thru for them as well.
