Josh helped me and my husband Justin, find our beautiful new condo in Saratoga Springs! We are so excited and are so thankful for him. When me and my husband were initially looking for a home back in 2023 but due to our finances we weren't quite ready and decided to put it on hold for awhile, he was so kind and understanding and was always there when we needed him. Fast forward to 2026, we reached back out to him again to help us start looking, he went and looked at 7 different properties with us all in a day!. He always has been willing to go the extra mile for us and he always has a positive attitude and stays on top of things. Joshua stuck with us over the span of a few years. We had planned on moving to Utah a few years ago. He spent a week showing us houses that fit the ticket perfectly. However circumstances changed and we had to put things on hold. In the meantime, our criteria changed significantly. He set up an email service that sent us information on newly available houses were sent to us almost daily. We frequently changed criteria, and he immediately adjusted the service accordingly. Finally, a couple years later, we were ready once again to look at houses in person. Joshua once again spent several full days with us looking at house after house (one day, we looked at 10!). Finally, we found one we fell in love with. We close on it today. Joshua was on the ball and fully supportive through the negotiations and closing process. Highly recommended!

Joshua is the best! There is not a better, more skilled, more efficient, more knowledgeable, more pleasant real estate agent anywhere. He worked extra hard for us because we were from out of town, selling our house long distance. Josh has been very impressive throughout our home buying process. When we showed initial interest in our home, he went out of his way to point out alternatives in case the current one didn't meet our needs. All of the documentation and communication with the seller's agent on Josh's end was flawless which made the negotiation process very quick and straightforward. In fact, it was because of his advice that we were able to secure a contract for a significant amount under asking price. Josh also made himself available at whatever time of day. My wife and I are really busy with full time school and work, and there was no problem talking to him even in the late hours of the night. Josh also has contacts with many helpful third party companies that also gave us great customer support (i.e. the inspection company and the title management company). Josh is definitely someone you would want to talk with when buying a house or getting advice for any other real estate needs.

For those who don't want to read a long review, I'll make this very easy. Joshua Sterling is the realtor you want in your corner. He is the best realtor in Utah (in our humble opinion). We met Josh because he was an agent the contacted us in response to a Zillow listing we were interested in. I am super glad that we did. We had another agent at the time but ended up going with Josh instead. Out of all the agents we worked with during this move he was by far the best one. He was super helpful navigating this crazy market. I liked that Josh wasn't super pushy. Some agents in hot markets really can make you feel like you have to put an offer on anything or you just wont find a house. I felt like Josh wanted you to make the best decisicion so I felt like he was go at not into making you panic buy. He is great at knowing how to write competitive offers (really helpful in this market). I also loved that he was there at our siging to make sure that everything on the paper work looked great. I would recommend he as an agent to any one who needed one.

Joshua was a great agent. I wasn't expecting to use an agent that contacted me from Zillow, but glad we took the chance. We found 2 homes that we were interested in viewing in Zillow and in both cases Joshua contacted us. The first one he immediately notified us that it was under contract and I didn't expect to hear from him again. But the second home we requested, he contacted us as well and took us to see it. We decided to make an offer on that home with his help, and we started working together from there. Joshua was so good at guiding us through this fun and interesting 2021 market. The homes were literally listed one day and gone within 24-48 hours. It was insane, however, Joshua was always patient in answering all the million questions we had. He knew the area really well and how much comparable homes were going for. Not only that, but he advised us on how to create an offer that let us still feel safe in this crazy market. He is very good at connecting with people and other agents. He worked around our crazy schedule and showed us a wide range of homes, so we could make the right decision for our needs and budget. Furthermore, he had us seeing homes several times a week, which was awesome. We put in several offers on several homes with his help. The communication with him was constant for a couple of weeks, and he was always pleasant and available to help. He was also able to connected us with his finance team, who were also excellent to work with. The home we finally ended up purchasing was because he put in the extra effort in contacting the sellers' agent multiple times and getting the information we needed to make a strong offer. I know I have an awesome new home because of the hard work he put into representing us. We found a home in less than three weeks which, in this market, is impressive. He kept showing us more homes even though our offers were being rejected over and over again. He kept our spirits up to keep looking and be patient. Lastly, my kids loved this guy. He is so easy to get along with, and he is so nice and friendly. He even took us to a great fishing spot near our new home that my son loved. I'd highly recommend Joshua for the job if you're looking for an agent. You won't regret working with him. He brings a lot of knowledge, experience, hard work, professionalism and expertise to the job, and he'll find you what you need. We're so grateful to have found him and that he found us!
