Review I could go on and on about how you should use Josh as your realtor but if you really want to know about the wonderful person I am giving this review about you really need to choose him as your realtor and find out for yourself. Being a first time home buyer is truly a scary experience especially from all the horror story's you hear but I believe and know if you have the right person on your side it can be one of the best experiences of your life! We were referred to him by a good friend and at the time Josh was out of town on vacation and without hesitation he took us on as clients and worked for us even when he was on vacation! You don't find that type of dedication these days and I will recommend him to everyone I ever hear say they are looking to buy a home. On our second trip to Tennessee, we put in an offer on another house, which was accepted. Josh assisted in getting inspections for termites, the septic system, and the general home inspection, as well a property survey. He facilitated the closing, as we were not present. All went very smoothly.

Review My husband and I were buying our first home. When we met him he seemed great, briefly talked about loans and even brought up grants and points, somethings we knew nothing about. We had been to a home buying seminar so that we wouldn't be a 100% clueless but we still needed quite a bit of guidance. We had already gotten pre-approved at ECU but wanted to know more about the grants and 1st time buyer programs that he mentioned the first time we had spoke. He spoke about them like he had a vast knowledge of how they worked and the requirements. When the topic was brought back up, he avoided the question saying he would have to get more information and proceeded with stating that the interest rate we had already received, was not going to get any better. I don't know why I trusted him other than being naive and believed I could trust a "professional". We had a good interest rate but I still don't know if a first time buyers program would of been better for us instead of a traditional mortgage. I suppose I should of pushed harder but he should of been working with us instead of seeing the problem like it was already solved because we had a loan.We were moving to Kingsport from out of state. My husband was already living here, renting, and I was coming up weekly, during the week and weekends to match my husbands schedule. He had our schedule and a list of homes we wanted to see but had several instances where it was difficult for him to make time for us to see homes. He always had my weekly travel schedule at least 2 weeks in advance and it always coordinated with my husbands. We saw a lot of homes over a good amount of time because we were unfamiliar with Kingsport and the hills and slopes that comes with this beautiful area. We had researched schools and decided on the schools we would like our future children to go to. The thing we emphasized the most and were not willing to change was the schools, yet, he brought up houses that checked off other things on our list, negotiable things, but was not in the school district we had wanted. It was a waste of time and gas. Finally, we were ready to put an offer in on a house. During disclosure we found out the house had previously had a mold problem but was supposedly taken care of. So, we had a mold test performed. It was still positive for mold, not toxic mold but extremely high levels of mold known to aggravate allergies. I have asthma and seasonal allergies that is controlled with antihistamines so I did not react to mold within the house during allergy season or no worse than reacting to a new cities pollen and mold. He pushed for us to proceed even with my huge concern about the mold. He urged us to go back and look at the house and to remember how much we loved it. With kids in the near future, mold was not something I wanted in our house even non toxic mold. We did love the house so we thought "well if they had it professionally cleaned, maybe there's a warranty or something to clear it out again". He avoided this question and told me on several occasions that a professional didn't have to do it for it to be done right. He couldn't understand why I wanted to know if a professional had done the job. After going back and forth several times with him, he finally asked the other realtor. It was not and then Josh proceeded with a professional doesn't have to do it for it to be done right. My husband is a really calm, relaxed guy but when he said that, even he was at his wits end and got this firm serious tone "No, your right, it doesn't have to be done by a professional to be done right. But this was not. IT. HAS. MOLD." This experience made my husband ready to quit, just postpone everything and continue renting. I wanted to stay on the market and since we had just renewed our 3 month sign on thing with Josh. We were stuck with him. A few weeks later I saw a house that I wanted to see, it had just hit the market. Surprisingly, Josh was able to show it to us the next day. First thing we asked, could you confirm the school district. He said that everything was great. We proceeded with an offer. Guess what? 1.5 years later and I discovered, we're not in the right school district. Lets back up to the negotiating table. Be prepared to do it on your own. His advice, make your offer stand out by not ending in "000" end with "221" or something like that. That's all the help your going to get. I wrote our negotiation proposal, not the guy with 10+ years experience. The amount we wanted taken off for such and such problems. Why more problems were more pressing than others and why we wanted to add on seller assist instead of getting them to hire a professional to fix things. We were capable of doing a lot of the work as we had both worked in construction for 5+ years. More money on hand meant more to us than a professional fixing 1 or 2 things. Along with negotiating, we had to debate him before he'd even submit the offer. Closing mattered more than us getting a fare deal.
