That way, you’re not falling in love with a $450k house when your budget is $350k. Know your non-negotiables before you even step foot in a showing – things like school district, commute time, number of bedrooms, or whether you need space for your smoker grill. If you don’t, you’ll get distracted by granite countertops and forget the fact the backyard is the size of a parking spot. Also – don’t try to time the market like you’re day-trading Tesla stock. Focus on timing your life. If the payment fits, the house fits your needs, and you can see yourself there for a good chunk of time, that’s your green light. Finally, lean on your agent (hi, that’s me). My job is to keep you from overpaying, catch red flags, and guide you through inspections, negotiations, and closing without you losing sleep… or hair.
