In addition, he priced our property to attract attention that resulted in multiple written offers on the first day that the house became listed on MLS. We wanted a quick sale to avoid carrying the vacation property through the summer months and beyond. The period of time from listing to close of Escrow was two weeks. We were only casually looking for 9 months and Josh continued to check in with us and provide us what we needed even though there was no sale close on the horizon. Then when we were ready to buy, we were ready to buy fast and we needed Josh to move fast and get a sale closed in an extremely fast timeline during the Christmas holiday- he was literally sitting with us at our closing on Christmas Eve evening. Then for the sale of our former house, he coordinated a lot of the extra handy work and upgrades that needed to be done so that we didnt even have to worry about it. And his promotional tactics are amazing- he is very tapped into the market and whats going on other agents and buyers so he will get the word out to the right people at the right time. We privately bought a home from a relative in 2012, but when it came to sell that home in 2014, he helped us not only sell it but helped us find a new home all at the same time. I looked at LOTS of homes over the course of a year (yes, one year)! Josh LISTENED to her wants and spent an inordinate amount of time researching the market and was very patient as we looked at well over 20 homes before deciding to make an offer. Josh was involved throughout the negotiations and the closing and kept us informed during the entire process. We didnt live in the Phoenix area, therefore Josh was our only means of keeping up with the search, negotiations, closing. Even after my mother bought the home Josh made sure we had a list and phone numbers for city services, utilties and even repairmen if we needed something done. I have no hesitation referring Josh to any of my friends or people asking for a recommendation of a realtor.
