ZillowVERIFIED I decided to move because I was incredibly frustrated and annoyed with the HOA in my previous complex. On a whim, I created a Zillow account and Josh came up as the preferred agent. I have only bought one other home; I had no idea what I would get in a real estate agent; I just knew I needed one to get out of my current situation. I had a very general idea of what I wanted in a home. Josh was excellent in guiding me to homes I might like; we looked at several and I made offers on three or four. Josh was always honest about how much I should offer and he always looked for potential problems in the houses I walked through. Josh was patient with me as I figured out what I wanted. He never pressured me to make offers; I was in charge, but he was there to guide me through the process. He was also patient with my family as they came to view homes with me. The first real estate agent I had was in it for herself; she didn?t really care about me, although she put on a good front. I appreciated Josh being real and honest through the whole process. Moving is a life changing experience; you want an agent who will make the process easier rather than a burden. Josh knows his stuff, he is honest, and patient. Josh and his wife and team member Christy (Emfield Team) took time to talk us through our concerns and offer insight, giving us the confidence to move forward. After listing our home, we started seeing offers right away. Josh coached us as we made the decision to wait a bit, then went to bat for us as other offers came in to make sure we got the best deal possible, even securing a back up offer. As we neared closing, Josh decided to check on the home (as it was unoccupied) and discovered a plumbing failure that resulted in a flood. Due to his timely house check, and quick thinking communication, we were able to get in a restoration company and get insurance rolling in time to save the house and the sale. Again, Josh worked hard to make sure the flood didnt result in a decrease in the sale. Not only did we still come out over asking, but we closed well before the work was completed on the house, with the buyers being willing to take over overseeing repairs. We are from out of state and Joshua showed us the property on Labor Day while we were visiting family in the area. At the time, we were just looking but ended up making an offer but had no financing. The professional photos Josh had taken of our home (something he paid for out of his own pocket) made a night and day difference with our new listing and when our buyer held the sale hostage over a ceiling fan remote that no longer changed the speeds of the fan, Josh bought a new fan and installed it for us, again out of his own pocket. Josh clearly went above and beyond for us. It is worth noting his negotiation skills, he knows what hes doing. I appreciated his aggressive approach when it came to finding us the best deal. Everyone deserves a realtor who works to get them the best deal and we felt Josh did exactly that for us! He saved us a lot of money but never once sacrificed the level of service to us, as a result. I seriously never hope to move again (it has been so stressful, primarily the last three months we spent with the other realtor); however, if we ever do move again we hope to be able to work with Josh.
