Save yourself! Do NOT use Mario or his partner Dimitri to sell your house. I had to fire Mario after he lost MULTIPLE contracts and offers on my townhouse. The 1st contract fell through due to an inspection which noticed a 4in hairline crack in the wall of the utility room of my middle unit townhome. Mario was extremely adamant in saying I MUST hire a structural engineer to diagnose the crack before I repair & put back on market, against me saying this was a minor issue I hired a structural engineer & the report concluded there were no structural problems (which I already told him). After getting the crack repaired Mario said he is LEGALLY obliged to post all the documents on our listing, in which I told him sounded crazy because issue was repaired. Mario went out of his way to insure buyers were aware of the FIXED CRACK. After losing 4 contracts & offers all for asking price! He then tells me he will take the documents down! and recommend we reduce our price by $15,000!! I explained the situation to his broker Jim Lyons who was very understanding on why I need to fire Mario because I believed there was a 0% chance he could sell my house. All Jim Lyons could do was waive our staging fees. I would have fired Mario sooner but we were getting offers basically every 3-4 days. Dealing with Mario gave me anxiety due to him losing month of time and THOUSANDS of $$$. Overall Mario is a nice person, but I wouldnt trust him to sell a house. So bad Ive decided to get a real estate license myself before I hire anyone else to sell property for me. 1404 Milbank Rd. Woodbridge VA
Bill and his wife Audra are the best!!! Selling a house, especially one you have lived in, raised your children in, and called home for 15 years is a very emotional process. Add to it the stress of a short timeline in which we had to sell our house, as well as the need to use the proceeds to purchase our next home, and you have the recipe for what could be an gnarly and turbulent process. With Bill and Audra guiding and walking along side us though, it was a smooth, easy (and profitable!) experience. They met with us in person and we explained our situation and time constraints. Knowing we needed to sell as soon as possible with a competitive selling price, they had a buyer ready for us and willing to pay above our asking price. When the appraisal for our house came back alarmingly low, the Skibas challenged the appraisers report. Their tenacity paid off! The appraisal amount was revised and increased to our asking price. They even vetted and referred us to a great realtor who helped us purchase our new home. Bill and Audra Skiba are kind, trustworthy, and all around good Christian people, who genuinely want what is best for their clients. We consider them good friends and we eagerly recommend them to anyone who is considering selling or buying. You will love them!
Erin K. Jones at ONE Residential did an amazing job selling my house, and I would recommend her to anyone. She was a responsive, experienced, and showed good judgment - a total professional. She and her team staged our house so it looked better than it did when we lived there. She gave me excellent advice on picking a pricing strategy that maximized the selling price.
