The home was built in the 1950s and had not been updated (except for a new roof). Josh knew exactly what we needed to do to get the home ready for photos and on the market. What a difference it made to get the 1960s window coverings off of the windows and doors! All of his recommendations were clear, timely and effective. Josh did a lot of great work on the listing and had back-to-back showings of the property. We had multiple offers within 2 weeks of the listing. ZillowVERIFIED When choosing a real estate agent to sell my manufactured home in Yorba Linda, we looked for a real estate agent who had been active in the local area and Josh had just recently sold one of our homes. We knew the manufactured homes were challenging to sell and with interest rates rising we wanted an agent who had experience. We live out of state and the home was a rental so we met him in person and I knew immediately he was the right person for the job. He was positive and told me what his marketing plan would be to get the house sold quickly and at the best price. It took a few months to get the house fixed up to sell and living out of state was challenging but Josh was so helpful. He recommended multiple contractors and they were all terrific and fair priced. From bathroom remodeler, electrician to junk hauler. When the house was listed he had an open house and we had several offers right away. Unfortunately the first two offers did not work out because of loan issues. Josh explained this was common with manufactured homes and to be patient. Josh finally matched us with a fully qualified buyer who used his preferred lender and we just closed with the price we were hoping for. This is our 5th real estate transaction we have had through the years and Josh is by far the best we ever delt with. He is service first and truly cares about his clients. When I was stressed out he reassured me everything would be fine and he was right. Josh deserves 10 stars and a 10 out of 10. Thanks again Josh for everything you did for us!!!!

Josh really dug deep into the homes that we were interested in. Several homes that we liked he took the time to gather information to see if the house was really worth what the sellers were asking for. A few concerns I had about buying and selling a home; will there be a house on the market that we really want. Will we be able to find a home within our price range? ZillowVERIFIED We had a great opportunity come for us to move into my childhood home where we could raise our family where I was raised. This left us with should we sell or rent out our condo. I follow him on all social media platforms and he is constantly updating his followers with information, posting videos, showing the market trends. We have a few realtors in our circle (family and friends), and after talking to a few of them we felt most comfortable with Josh. We knew he was going to work hard for us, be up front honest with us and do his best to make everything as easy and smooth as possible. (I was 36 weeks pregnant when we decided to list our condo so I needed it to be easy). Josh emailed, text and called us each step of the way. Starting first with the showings, since we were still residing in the condo he made sure that we were comfortable with the availability of the condo to be viewed by potential buyers. In this absurdly competitive market, Josh did an amazing job keeping me updated on trends and available properties, advising me on the process, and connecting me with resources to make this as smooth as possible. We hit some major roadblocks throughout the process that could have been extremely discouraging, but Josh had a solution to all of them. He is readily available to answer questions or jump to make a viewing appointment the second a property hits the market. To top it all off - we ended up paying over $20k LESS than asking price and he even found a grant I qualified for to get me additional help toward closing costs! Overall, you're not going to find a better realtor in Southern California than Josh.

ZillowVERIFIED I have known Josh since we were kids in elementary school. Naturally, when it came time to look for a real estate agent to purchase our home, Josh came to mind. So, Josh, my wife and I set up a Zoom call to discuss how he would represent us from begging to end. During the meeting, he was extremely thorough and left us with no doubt in our mind that he was who we wanted to represent us. During our search, Josh presented us with several options to look at. Anytime we had questions (multiple, lengthy, or just to talk), he was always available. He made sure he answered everything thoroughly and also took the time to see if we missed anything. When we looked at properties in person, he inspected the properties inside and out to the tee. His feedback helped us decide whether to place an offer or not. During the offer process, he listened and allowed us to offer what we felt was reasonable, but also provided his recommendations. He was not pushy and made us feel like he was on our side the entire time. Ultimately, his opinion on what offer we should submit for the property we ended up buying, is a result of why I am writing this review from the comfort of my wife's and I's new home. If you want a realtor that will provide you the dream house you've been searching for and exceptional service, Josh Alexander is the way to go!

ZillowVERIFIED Josh was great to work with! Most important to a couple buying our first home was that we trusted him and knew he cared. Josh never gave us cause for concern. He always took as much time as was needed to explain every detail of every minor question we asked. And we asked a ton of questions and combed through every document. He was always available and communicated immediately and thoroughly. We couldn't have asked for a smoother and more stress-free house buying experience. And also along the way Josh saved us a bunch of money. Initially, he advised us on the perfect amount to bid and told us to roll some money into the mortgage for some needed renovations. That was a life saver. Then he successfully negotiated a large repair credit from the sellers and ordered some backup inspections that proved critical. And most important, he advised us to not overbid on the first home we are overly eager to get. If we had gone with first price we wanted to pay on that house we would have been there with a house not worth the mortgage instead of the final house we found which we love 1000x more and got for a great price.

ZillowVERIFIED TL;DR; My wife and I can't recommend Josh highly enough. Where is the option for 6 stars? Truly. Josh was great. Full Review: Josh had previously helped my sister buy a house, so he came with a solid recommendation. Even so, we wanted to make sure he was the right agent for us. Josh showed up to our first meeting with a well thought out plan for selling our home in the tight window we required. His ideas for how to maximize the price and quantity of offers made a lot of sense, and ultimately worked to perfection. But even though he had his own plan, he was also very open to our ideas. He just adjusted the plan to match our needs. Josh provided invaluable advice regarding what needed to be done to our house before the sale...and more importantly, what did NOT need to be done. He saved us a bunch of time and money by keeping us from investing in improvements that would not have given proper returns. When it came time for marketing, Josh brought in a great photographer who took amazing shots that really made the home come to life online. More than that, his advertising campaign brought in literally over one thousand views on Zillow. By comparison, other homes in our area were only getting views in the low-hundreds during the same period. Josh held an open house the first weekend on the market which brought in about 10 offers...most of them above asking. He helped us choose the best offer (and even got it raised a little) and we were in Escrow less than 1 week after going on the market. The Escrow process went smoothly with the help of Josh and his team. Josh checked in almost daily with updates (and even when there weren't any updates...just to keep us from worrying.) We closed on time and with no problems, thanks in large part to Josh's efforts. A few days after we had moved out, we received a little present in the mail. I won't spoil the surprise, but it definitely touched our hearts. Thank you, Josh! Now, go hire this guy. What are you waiting for?
