ZillowVERIFIED Our home sold for a great price at a reasonable commission. Our agents supporting staff was friendly, and digital document management was an excellent convenience. But unfortunately, the few positives of working with my agent and Tampa Bay Home Team were overshadowed by many problems. The team initially listed our home incorrectly as a 3-bedroom; we sold a 2-bedroom home. The listing incorrectly categorized our home as a townhome; our home was a villa. The listing description was sloppy and rushed. For example, the writer used the word "few" instead of "view." Punctuation was added sparsely.The main photos and video turned out great, but the results from the 3D tour were disappointing. Hours after returning to the office, the photographer discovered reshoots were required, and someone from the office called to tell us he was headed back immediately. We scrambled to restage our home on such short notice. As expected, we overlooked a few things as we ran around; for example, published footage includes shots of random, dirty towels and some garbage in the kitchen.A fundamental error in the post-closing occupancy agreement nearly cost us $1,000. Luckily I read the document carefully and insisted on corrections.Time and time again, our agent failed to print our names correctly on contracts. Asking for the same kind of corrections over and over again was draining.Communication with our agent was erratic. Sometimes she responded right away, but more often than not, lots of time passed between replies - not hours, more like days if I didn't make second or third attempts at reaching her.

ZillowVERIFIED Joe Kipping and his team at Keller Williams gave us truly exceptional service in selling our home (actually an investment property) in New Port Richey, and I would like to encourage people to give him and his team your serious consideration. I did quite a bit of research on agents in the Tampa area before selecting him and saw very few who received the level of accolades as he did. To be honest, there was one other team (at ReMax) which had a larger number of positive reviews, so I initially went down the path of starting to work with them, but quickly became disillusioned by their mediocre service (paired with exceptionally high commissions, and no direct contact with the team leaders, who I believe only focus on the higher-end properties while handing off everything else to others).Joe, in contrast, provided a level of service I had NEVER experienced before from other realtors. After our initial phone conversation (which was pleasant while being to the point), he started by creating a recording of him explaining our propertys Comparative Market Analysis via video clip, walking me through the sales comps, and explaining how he arrived at the recommended asking price. Wow! I was able to show it later to my wife when it fit her schedule. BTW, his analysis was slightly higher than that of the other team and was almost EXACTLY what we were able to get.Thanks to a bad set of final tenants, the house needed some major cleaning and minor rehab (about $5k total), for which I had found my own contractor. I later regretted not having asked Joe to help with that, as I ended up needing additional work done, and he was able to direct me to excellent and reasonably priced contractors. He also noticed some other minor things that could use touch-ups, and he was willing to go the extra mile to look for and purchase them at Home Depot (giving them to the contractor to install). This really impressed me. He also helped us assure the contractors did a decent job.He added value by making a number or recommendations, including getting the empty house aEURoestagedaEUR? with furniture to maximize the visual appeal and hasten the sale, which we ultimately decided to do. He identified an excellent professional charging a reasonable price. We got multiple offers and accepted a contract within 3 days of putting it on the market!Joe continued being helpful throughout the pre-closing process, including communicating with the settlement agency and the firm we hired to handle the aEURoe1031 exchangeaEUR? on capital gains. He made our lives easy, and it was a genuine pleasure to work with him. I just wish we had more properties in the area so that we could work with Joe and his team again in the future!

The photos he took of the property, including from a drone, showed the property at it's absolute best. Because is was undeveloped lakefront property, that made quite a bit if difference. Joe's team was in contact frequently and always made sure I was up to date and that if I had questions they were being addressed. Because of unusual circumstances (on my part), it was not a straightforward transaction, but Joe & his team really made sure that they did whatever I was asking, even if it made things harder on them. First he walked through our property and made excellent suggestions. Suggestions that would never have occurred to us. He loaned us his power washer to power wash the outside of the house. We followed his suggestions, and it paid off. Next, he contracted with a professional photographer who took many excellent pictures. The listing had 40 superb pictures. Some of the pictures were taken from above with a drone. There were several homes that were selling at the same time--our pictures were by far the best. We had several initial bids within a few days of listing the property. When we had some complications, Joe recommended excellent companies to help us resolve the issues as we live out of state. Joe and his wife, Christina, were very quick to respond to our questions. Even though the selling price of our property was very modest compared to other properties, we were treated like our property was a million dollar property. We would definitely use Joe as our real estate agent again. He educated us through every step of the way which was very important to us as this is the first property we have ever sold. I had to unexpectedly move back to the U.K. and needed my home sold quickly. Joe immediately went to bat for me. Due to various issues that was not the fault of Joe or his team, the first two contracts didnt make it to closing. Joe kept fighting and he same weekend he found out about the issues with the second contract was able to close with a backup offer at the same price as the 2nd offer. Despite having to go under contract 3 times, was still able to make it all the way through closing in around 60 days. The entire team kept me up to date on what was going on and made the process as seamless as possible considering the circumstances.
