ZillowVERIFIED If you're not too worried about sums under 50K and have plenty of time to double-check every offer and contract, Jordan's your guy! He's got a remarkable knack for selling himself and being incredibly patient. We even picked up a few aEURoehelpfulaEUR? lessons along the way: 1. Jordan has a habit of making aEURoeunconsciousaEUR? mistakes with offers, like raising the offer price without a heads-up. These little slip-ups add some excitementaEUR"especially if you dont comb through the paperwork. Once signed, there's no room for arguing those aEURoeminoraEUR? details. 2. When buying, his negotiation strategy isaEUR| unique. It mostly involves suggesting you bump up your price, though market analysis and strategic advice seem to elude him. When our offers didnt hit the moon (by choice, mind you), we ended up on the high end anywayaEUR"just without his extra push. And when its time to sell, hes great at aiming low. Somehow, customer benefits didnt quite make the cut in his approach, but hey, hes looking out for himself, right? 3. As for leasing, Jordans contracts are quite the masterpiece. With subtle clauses built to secure his interests, there's a surprise in every line if you dont read closely. I also want to thank him for the education, to watch your agent carefully and never expect them to warn you of any knock-on effects which improve their commission. So if you've got the time to watch your step (and your pocket), Jordan could be a fantastic fit. Personality-wise, he seems genuinely nice!

ZillowVERIFIED We hired Jordan to do a 1031 and due to his inexperience and carelessness we will now owe capital gains taxes on $30,000. His reponse to this outcome was, "you're welcome" and "I didn't realize you needed hand-holding." Yes, Jordan we hired you to guide us on how to do a 1031. Jordan is the worst realtor I have had the bad luck of dealing with. My son and I hired him to handle the 1031 exchange and he was handling the purchase of the replacement. Despite painting himself as a 1031 expert, he made mistake after mistake. In order to avoid falling out of escrow in a house we had discovered major problems, he advised my son to remove loan contingencies when my loan had not been fully approved, forcing me to follow through on the deal. Why would he recommend removal of loan contingency prior to approval of the loan? Three days before closing, he informed us that because my son a beneficiary of the trust, he could not be on the loan or title despite having told us before that it was ok. Obviously my son is the trust's beneficiary. Why did they not check before making him go through the loan approval process? Who else would be my beneficiary? He had to produce documents, pay fees and have a hard pull on his credit for nothing. Then he was forced to rush and get him documents so that I could get the loan by myself or risk losing his 40k deposit, all while he was out of the country! Finally, after his lender had told me that it was ok to get a larger loan in order to fund repairs, they proceeded to use to entire loan amount to fund the purchase--- leaving the excess 30k which was meant for repairs in the 1031 account where it will be subject to capital gains taxes! The entire point was to save capital gains taxes on the FULL amount of the proceeds. Not a portion. Since we were so close to closing we were unabe to change the loan amount and rectify the above problems, and the seller was threatening cancellation and taking my deposit. Jordans team blamed ME for the delay despite him being the one that told me to get the loan with my son at first-- which caused a week in delays . At the end of it all, none of his team accepted any responsibility and said I should be thankful that we were able to avoid some capital gains taxes. In response to me complaining that they didnt communicate anything or warn me about anything, they just said that I never "asked". Dont hire Jordon or anyone on the Wang group. They know nothing about 1031 exchanges. Even if you are not involved in this type of deal, their attitude is greedy and self serving. Instead of finding the right house for you they will force you to buy the wrong one. We are left with a property that needs work and can not even use the excess money from the loan because it is sitting in the 1031 account where it will gather dust for 45 days and get taxed. They do not work for you, they work for themselves. Find another realtor.

ZillowVERIFIED Through the selling of my parents many properties and some of my own, I have met many realtors in my life. Regardless of state borders, what I am usually faced with in a Realtor is unprofessionalism, impatience, and money-driven without your rights as a seller/buyer in mind. Meeting Jordan was like finally able to breathe after being suffocated for so long. Jordan was immensely patient with our seemingly endless questions. He asked questions on our behalf that we didnt think of. Once we got into escrow, Jordan was diligent in making sure all were in place, communicated with the buyers agent, and kept us informed on a daily basis.
