This was an extremely important move for us, and we hoped to find an experienced agent that would help facilitate our search. A well-respected business owner in Buffalo suggested we work with Jon and put us in touch. Our search with Jon began in December 2024 as we visited and scoped out several neighborhoods we might be interested in. Jon was gracious enough to meet with us during the busy holiday season, and even helped secure a few tours on short notice. It became very apparent that he commanded a strong working knowledge of the luxury market in Western New York. Jon must have been a skilled tradesman in a previous life, because he also gave great insights into every aspect of each home's utilities, structure, design and more. As Californians, his knowledge of winterizing a home was invaluable as this would be completely new to us as homeowners in New York. The selling process in California took us far longer than we anticipated, but Jon maintained great communication with us. He even gave us a few friendly tips to help us as first-time sellers. We appreciated his patience and willingness to work with us as this process began taking on the greater part of a year. At no point did we ever feel rushed, and we knew Jon was always there to help us with our search in New York. He also quickly learned our taste and style in properties and was able to make tailored recommendations for homes as they came on market. Jon also played an integral role in facilitating a smooth transition across the country. He helped us secure a short-term rental property and even toured it for us through video. Not long after, we were finally ready to begin touring again and placing offers. Jon successfully navigated us through the volatile Buffalo luxury market, and ultimately guided us through a multiple-offer situation to get our absolute DREAM house. We never felt rushed, and he knew how important this new house was to us. Jon never pushed us toward a house we did not 100% love just to finish a sale. ZillowVERIFIED When searching for a reputable realtor, I reached out to a friend, who suggested a husband/wife team whom she admired. When she discovered that the team relocated to Florida, she contacted them for a realtor suggestion. They were quick to recommend Jonathan Carvallo. They were mentors to him in the past and highly recommended him. After contacting Jon, he came out to our house with a selling plan. He sold himself to us by explaining his high-level marketing strategy. He hired skilled photographers to capture the home with stunning photos. The sale of our home was advertised via social media, post card mailers to neighbors and beautiful print brochures. All these measures were taken to get the most foot traffic through our home. Jon helped us list our home at a fair price for our neighborhood and advised us as to the best ways to update the house for selling. He encouraged us to take a look at this last home, ironically 10 minutes from our current home at the time, as it "checked off most of our boxes". We instantly fell in love with it! Jon was able to negotiate well, on our behalf; always advocating for our best interest, amid multiple offers on the home. Jon set us up with a very skilled and smart lender who worked tirelessly on our behalf. Jon's transaction coordinator was "on the ball" with emails to keep us updated at every point in the process. He recommended an outstanding attorney, who worked within our closing deadline. Since we agreed to a quick closing and things had to happen very quickly, Jon also gave us the names of a painter, a carpet store owner, a mover, and an insurance agent. These people went above and beyond to help us meet our deadline. We were very appreciative of Jon's personal list of professionals who we could contact, and we ultimately put our trust in them. He generated tons of foot traffic via mailers and a social media blitz that resulted in over 100 people at the only open house offered, 13 private showings and 8 offers. The photos and videography used were definitely a highlight of the marketing campaign utilized and definitely made the house stand out. My house was listed and solid in 8 days and I was able to negotiate a sale price of $50k over asking (13%) which set a sales record for my neighborhood. I was not in a rush by any means, but I was ready to find my home. After about 10 months working with one realtor, I connected with Jon in October of 2021 through one of my family members. We initially had a phone conversation to discuss all the nitty gritty details. This included what my process was like so far with my previous realtor, what specifics I am looking for in a home, the areas I am interested in, what my expectations are and so on. Jon had several recommendations from the start on who to get pre-approved through and what he feels would be the best route for my situation. He made me feel extremely comfortable from the beginning and he built that trust and reassurance that I was looking for, especially with such a large purchase and life changing decision. Throughout my house search, Jon was always easily accessible and flexible when it came to house showings. He made sure he connected with me several times throughout the week to see if any new listings piqued my interest. Any time I reached out to him on a house he would be very open and honest. He would be realistic regarding what he believes the house would sell for, he pointed out any structural issues or anything he felt would need to be fixed (both mechanical and electrical) and if he felt like a neighborhood wasnt a safe environment for me, he would be completely transparent about that as well. Each conversation we had he was very open and honest about his opinion, especially knowing what I am looking for. At the end of each conversation, Jon would have me rate the house. If the house wasnt a 10 aEUR" it was on to the next one until we found that home where I had zero hesitation. Jon and I worked together for about 9 months until we finally found the one for me. Dont get me wrong, I had plenty of breakdowns throughout the process and I thought it was never going to happen. But Jon always remained positive for me and convinced me otherwise. And sure enough aEUR" Jon had called me one day, told me a house was going to be listed in my price range, in a neighborhood that was more than ideal for me and crossed off all the items on my check list. I felt like this was the one for me and a house that I could make into my home. We submitted my bid aEUR" and Jon fought for me. There were other bidders on the house, a few that were higher aEUR" but he advocated for me, and my situation and he ended up winning me the house. I was beyond grateful. Never buying a house before, I wasnt sure where to begin the process after my bid was accepted. But Jon was able to link me to a network of professionals (mortgage lender, attorney, etc) that were extremely helpful, accommodating and responded/reacted quickly. We were able to close on my house in about 7 weeks and here I am, about four months later and I couldnt be happier. From my experience, trust is the key attribute in searching for a house. Its a large purchase, and at the end of the day you want to feel comfortable with your decision. Jon is a very knowledgeable realtor that wont steer you wrong. I am beyond thrilled with the beautiful home my family now has to create memories in for years to come. None of this would have been possible without Jon. My family and I are forever grateful.
