FAQ
1. What advice would you give a buyer trying to purchase a home?
Buying a home in today’s market takes strategy, clarity, and the right guidance. Many suburbs in DuPage County, especially Glen Ellyn, Wheaton, Lombard, Elmhurst, and Naperville, are highly competitive, and buyers are making one of the biggest financial and lifestyle decisions of their lives. My first piece of advice is to work with an experienced agent you trust, even if it isn’t me. You need someone who understands the market, protects your interests, and can identify what will hold value over time.
I always look at the bigger picture: neighborhood trends, long-term resale value, current market conditions, and the factors that truly drive appreciation in each area. My goal is to help clients buy smart, not just buy fast, so they avoid homes that may lose equity as inventory shifts.
When you find the right home, timing matters. In certain neighborhoods, the market moves quickly, and being prepared to act decisively is key. A strong agent will help you understand when it’s the right moment to go all in and how to structure a competitive offer without overpaying.
Once you’re under contract, you need someone who can keep the transaction on track by coordinating inspections, negotiations, lenders, attorneys, and all the moving parts through closing. My job is to simplify the process, protect your investment, and help you secure the home that truly fits your goals. I take pride in doing that for every client I work with.
2. What advice would you give a seller trying to sell their home?
Even in one of the strongest seller markets we have ever seen, homeowners still make two major mistakes: overconfidence and choosing the wrong agent. A hot market does not replace strategy, and the wrong approach can easily cost a seller tens of thousands of dollars.
Digital marketing is critical because 97 percent of buyers begin their search online. With my background in technology, I focus heavily on online exposure through high quality photography, video, staging, and digital advertising. Buyers expect the home to look exactly as it does in the photos, so consistency and accuracy matter. When a home is marketed professionally, it attracts more attention and stronger offers.
Pricing strategy is equally important. In today’s market, overpriced homes often end up selling below fair market value. For example, data shows a $650,000 single family home (without undesirable attributes that will significantly limit the average buyer pool such as a distressed property) in Glen Ellyn, Wheaton, Naperville, Lombard, or Elmhurst will typically sell at or above the fair market value of $650,000 when publically listed at the fair market value of $650,000, versus listing at the inflated price of $675,000 or $700,000. Overpricing reduces the buyer pool, increases days on market, and weakens leverage, even in a competitive market.
Some properties require a more customized approach. Luxury homes, large lots, distressed homes, and architecturally unique properties often need specialized marketing and more precise pricing. These homes appeal to a smaller group of buyers, which makes experience, local knowledge, and data driven planning essential.
My approach combines market analytics, pricing data, vendor coordination, and a technology forward marketing plan that includes early adoption of AI tools to enhance exposure and presentation. My business has continued to grow each year, and 84% of my listings come from word of mouth referrals. Sellers can trust that I deliver a smooth, organized process and strong results. My goal is to position your home to attract more buyers, maximize your sale price, and outperform competing listings.
3. What types of clients have you worked with?
I have worked with a wide range of clients throughout DuPage County, including Glen Ellyn, Wheaton, Lombard, Elmhurst, Naperville, and the surrounding Western Suburbs. My experience specializes in luxury buyers and sellers, move up buyers, first time homebuyers, and downsizers preparing for the next stage of their lives. I have also represented many real estate investors, including long term rental investors, short term property rehabbers and executive rentals, as well as individuals who are building, expanding or managing a real estate portfolio.
Beyond traditional residential transactions, I have worked closely with developers, builders, and architects on new construction and redevelopment projects. I also have specialized experience with shortsale and REO and foreclosure properties, which require deeper market knowledge, accurate valuation skills, and strategic negotiation.
Working with such a diverse range of clients has given me a comprehensive understanding of how different buyers and sellers make decisions, what drives demand in DuPage County, and how to position each property for maximum value. No matter the price point or property type, I tailor my approach to each client’s goals and provide a smooth, informed, and strategic real estate experience.
4. Describe a recent transaction you are fond of. How did it go?
Buyer side trasaction:
One recent transaction that stands out involved a family who had been searching for a home in Glen Ellyn for more than a year. They were competing in one of the tightest markets in DuPage County, and every time they found a home they liked, it received multiple offers within days. Instead of rushing or pushing them toward something that did not fit, I focused on deep market research, early alerts, and consistent communication with local agents so we could identify opportunities before they hit the broader market.
When a home in their preferred neighborhood was about to be listed, I conducted a full pricing review, evaluated the condition and long term value, and prepared them to move quickly. Because they were educated on the numbers and confident in the strategy, we wrote a strong and clean offer that was accepted before competing buyers had a chance to react.
Once under contract, I worked closely with the lender, inspector, attorney, and the listing side to keep everything on schedule. The appraisal came in at value, the inspection went smoothly, and we closed without any last minute issues. What made the transaction meaningful was not just the successful outcome but the trust the clients put in the process. They ended up with a home that truly fit their long term needs, and they have already referred friends and family to me as a result.
Listing Transaction:
A recent luxury listing that I am especially proud of was at 1688 Smokey Court in Naperville, known locally as The Paradise on Smokey. It was one of the largest homes on the north side of Naperville, set on a full acre and featuring an outdoor paradise with a pool, gazebo, full size sports court, an outdoor pool house, and a completely updated five thousand two hundred square foot interior. Properties of this size and caliber rarely come available in the Indian Hill, Edgewood, Eagle Chase, or Maple neighborhoods, which meant pricing and marketing had to be approached with precision.
Because there were very few comparable luxury sales in the area, I combined instinct with advanced market data to determine an accurate value. I also marketed the property privately at first to test buyer profiles, price sensitivity, and marketing strategies. This allowed me to learn exactly where the demand was coming from and how specific features were influencing perceived value. Based on the data alone, the fair market value appeared to be one million three hundred ninety thousand dollars. Several neighbors believed even that number was too high for the area.
Using a technology driven marketing plan, targeted digital campaigns, and refined pricing strategy, we were able to create significant demand and attract qualified luxury buyers. The property ultimately sold for one million six hundred seventy five thousand dollars, well above the market supported value. It remains the highest recorded sale in those north Naperville subdivisions to this day.
This transaction reinforced the power of accurate data analysis, strategic pricing, and a forward thinking marketing plan, especially in luxury segments where the buyer pool is smaller and every decision influences the final sale price.
5. How did you get started in Real Estate?
I grew up in real estate and was influenced from a very young age by two key people in my family. My godmother, who became my first mentor, would take me on showings in the city when I was only seven years old. I loved dressing up in a suit, exploring different neighborhoods, and watching her guide clients through the process. Those early experiences made real estate feel natural to me and created a passion that never went away.
My uncle had an equally strong impact. He owned one of the most successful brokerages in Park Ridge since the early nineteen seventies, and he introduced me to the investment and development side of the business. Because of him, I learned to look at real estate not only as a profession but also as a long term wealth building strategy. I purchased my first investment property at the age of twenty, and I continue to invest in real estate today.
Growing up around real estate every day helped me understand how the industry works at every level. A defining moment for our family was the market downturn in two thousand seven. My uncle successfully maintained his brokerage and never lost a single tenant across more than fifteen hundred properties, while my godmother became an expert in REO and short sale transactions and continued to grow her business. Watching both of them succeed during a difficult time taught me that real estate always presents opportunities, even in challenging markets, and that knowledge, adaptability, and service are what separate true professionals from the rest.
Those lessons shaped my approach today. Real estate has been part of my life from the beginning, and the foundation I built during those early years is a major reason I am able to guide clients with confidence, experience, and long term perspective.
6. Do you have any special education or training that will benefit your clients?
Yes. Before becoming a full-time REALTOR®, I worked in information technology, which has become a major advantage for my clients. My background in IT gives me a strong understanding of digital marketing, online exposure, data analytics, and the systems that drive today’s real estate platforms. Because over 97% of buyers start their search online, this skill set directly impacts how effectively a home is marketed and how much it ultimately sells for.
In addition, I’m trained in luxury listing preparation and high-end marketing, including staging strategy, digital advertising, professional photography, and maximizing a home’s online presence to attract premium buyers. I also use advanced market analytics, pricing models, and technology-enhanced tools to help clients understand value, appreciation potential, and neighborhood trends in DuPage County.
I was also one of the early adopters of AI-driven real estate strategy, using technology to analyze the market, improve negotiation positioning, and give my buyers and sellers an edge in areas like Glen Ellyn, Wheaton, Lombard, Elmhurst, and Naperville.
This combination of technology, analytics, marketing expertise, and hands-on experience allows me to deliver a smarter, more strategic, and more efficient real estate experience for every client.

We had been looking at houses with another realtor and ended up giving up. My sister recommended John and it was the best decision we made! As first time homebuyers we didn't really know anything going into this process, but I really appreciated John's openness to questions and his recommendations. You can tell that he wants the best for his clients and you feel like a first priority

John was excellent helping us buy our first home and was with us through every step of the way. We were living in a different state at the time so he helped us look at places, found properties that matched what we were looking for and was very responsive and energetic. He is very knowledgeable about the area we were looking and recommended some locations that suited our needs in terms of proximity to our work location. He was with us every step of the way and since this was our first home buying experience guided us through the whole process. Highly recommend working with John for anyone looking into the western suburbs of Chicago.
