During a casual discussion with a neighbor several months ago about our plans, he expressed interest in having his son buy our home. His son would be married, and they wanted to be close to the family. Plus, we had a great view. Although we considered a Sale by the Owner to our neighbor, we had been out of the CA real estate market for many years, so many things had changed. My husband and I have lived in this house for over 27 years. If we were going to sell it, we realized we needed someone professional, experienced, and competent to ensure we had all the i's dotted and t's crossed. We knew we were not going to let just anybody sell it. This was just as the new Exclusive Buyer's Agents rules were implemented. ( In August of 2024). Over the years, we have watched many realtors come and go in our neighborhood. John was one of the few who was still coming by regularly and leaving flyers and message pads. We came up with a list of realtors we were interested in hiring and narrowed down the list. We had already spoken with several agents when we asked John if he could come by and talk with us. We were pleasantly surprised. Once we sat down at our kitchen table and started talking with John, it was evident that he had the professionalism, experience, knowledge, and personality to ensure our best interests were realized. John not only ran comps to determine a fair price, but he also spoke with several agents and clients who might be interested in buying the house to get a feel for the market. He negotiated a deal with our neighbor and had both sides sign off on his representing the buyer and the seller. Then, he was instrumental in drafting a fair and equitable agreement that satisfied both sides. He was meticulous about the wording of the contracts and considered so many details we might have taken for granted if he hadn't gone over them with us himself.
