ZillowVERIFIED I regretfully write this review about my poor real estate experience with John L. I will say that John L is a busy man and probably has a large area in which he is an expert -- and that expertise is probably limited to PG county. I used him twice to find a renter for my home in AA county (home located in Odenton, MD, built in 2005) and both times the home rented fast, and the entire process was on autopilot. I rarely had to communicate with him and it just happened because the listing itself bought traction without too much effort. I only ran into trouble when I listed the home for sale on 06/2016. For until the day the contract with him ran out (over a 90 day period) we got maybe 10-11 showings and absolutely no offers! I was baffled why this is the case in such a hot market (in the summer) when all my neighbors were selling fast. This is where my problems began:a) Whenever I tried to contact John, his responsiveness was incredibly poor. His team of associates were good and would try to help as best they could, but I could never speak to John on the phone (never picks up and rarely returns calls, his text responses are abrupt, sporadic and succint). Communication was incredibly poor.b) Throughout my sale period he stated that he listed my home everywhere, but other than a one-time Facebook listing (which he sent me a link for), I never saw anything else. c) After his contract period of 90 days ran out, I asked him to terminate our agreement because I knew something wasn't right. Indeed it wasn't. He blamed the market conditions and said the house was not selling because the market wasn't good. But he set the initial price (at no point did I say what I want the listing price to be, because I trusted him as a professional, to give me that info). I later found that the price he set for the house was insanely high. After three $10k price cuts (all initiated by me) and three months later, we got no traction. When I tried to contact him, all I kept getting are missed phone calls, empty apologies, and even once, an abrupt hang up after he seemed annoyed. Not once, in the three month period did John L ever contact me to let me know how things were going or update me. Every time, I had to initiate the conversation and be rebuffed.I eventually ended up selling the house for the same price that John listed the house for when our contract expired. Since most realtors get defensive with negative reviews, I am trying to provide as much information and context to this. I'm not writing to defame John L. or disparage him as a realtor. I think he's a good guy. But perhaps her should not take up jobs in areas outside his zone of expertise. I can only attest to my own experience and I maintain that I had a poor experience with him and I would certainly not recommend him to anyone that I know. A good realtor needs to be available to their clients, have good communication, knowledge about the area and be transparent about their marketing strategies. A good realtor can make all the difference, unfortunately, I had to go through John L first to learn that painful lesson.

Upon initially meeting John I had a great feeling about listing with his company. He has been in the business for many years and is well versed in all things Real Estate. This was my first time selling a home so my nerves were on high alert the entire time. However John L. totally put my mind at ease. John was also very honest throughout the process and was nearly spot-on with how much everything was going to cost and my earnings. I throughly appreciated knowing that these figures didn't "suddenly" change at the end. Although John has an amazing team, Sarah and Sam are superb and very informative, I do wish John had more presence. He is VERY busy though. After the initial meeting in April I didn't see John again until our closing in August! Maybe that's just how it goes. But I am glad that he sold our home and used several marketing tools, such as the Multiple Listing Service (MLS), social media and other websites to garner potential buyers. All in all, I would definitely recommend and use John Lesniewski's Real Estate services again.
