That's why biggest advice is this: don’t confuse excitement with value. A home can feel perfect and still be overpriced or carry hidden risks. Take the time to understand how the home compares to recent sales, what condition issues could cost you later, and whether you’re buying at, below, or above market value. With my background in appraisal, I approach every purchase with a focus on true market value and long-term risk, not just what a seller is asking. The goal isn’t just to win the house; it’s to make sure you feel confident about the decision long after closing.
2. What advice would you give a seller trying to sell their home?
Most sellers think their job is to fix everything before listing. In reality, that’s where a lot of people lose money. My advice is simple: don’t start making repairs until you have a strategy. That's because not every improvement adds value, and some of the most expensive updates don’t move the needle at all with buyers. What matters most are first impressions, overall condition, and eliminating obvious red flags. The goal isn’t to create a perfect home—it’s to create a home that feels well-maintained, move-in ready, and priced correctly. I help sellers focus on the right improvements, avoid unnecessary expenses, and position their home to attract strong offers without overcomplicating the process.
3. What types of clients have you worked with?
I’ve worked with a wide range of clients across Northeast Florida, including first-time buyers, relocation clients, investors, and sellers preparing everything from newer construction homes to long-held family properties. Much of my work is focused in Fernandina Beach, Amelia Island, and Yulee, including communities like Amelia Park, North Hampton, and the Historic District, where pricing, condition, and positioning can vary significantly from one neighborhood to the next. I also work with out-of-area buyers relocating to coastal Northeast Florida, including those searching for coastal properties, marshfront homes, and higher-end or luxury homes, helping them understand not just the home itself, but the broader market, flood zones, insurance considerations, and long-term value. No matter the client, my approach is the same—clear guidance, honest feedback, and a focus on making smart, well-informed decisions.
4. Describe a recent transaction you are fond of. How did it go?
One transaction that stands out involved a couple, Jim and Ruth, who were visiting Amelia Island from Pennsylvania in early 2025 for a retirement celebration. Like many people, they weren’t initially planning to buy; they simply fell in love with the area while they were here (if you've ever visited Fernandina Beach, it's easy to see why). Over the course of the year, they made three separate trips back down, and I worked closely with them each time, spending several days narrowing their search—from all of Northeast Florida, to East Nassau County, and ultimately to Amelia Island itself. As we refined what they were looking for, we focused more specifically on location, lifestyle, and long-term fit. They ultimately found their home on the south end of the island in Amelia Island Plantation—exactly the kind of setting they had envisioned for this next chapter. Beyond the purchase, I’ve stayed involved by helping them get connected with trusted local vendors and contractors to get settled comfortably. It was a great example of what I enjoy most about this business: helping people make thoughtful, well-informed decisions and guiding them through a process that’s just as much about lifestyle as it is about real estate.
5. How did you get started in Real Estate?
I actually found my way into real estate through a bit of a pivot. I had originally been considering law school, but with two young boys at home, the cost and taking on significant student loan debt didn’t feel like the right move at the time. I was talking through that with a friend of mine who is a real estate attorney, and he suggested something that stuck with me—get your real estate license. You’ll still be working with contracts, learning the structure of deals, and gaining exposure to many of the legal and regulatory aspects of real estate. That turned out to be exactly the right fit. One of the things I enjoy most about this business is that there’s always something new to learn—whether it’s contract changes, Florida regulations, or shifts in the market. While I’m not an attorney and don’t provide legal advice, I do bring a strong understanding of the process and attention to detail that helps my clients avoid costly mistakes and make more informed decisions.
6. Do you have any special education or training that will benefit your clients?
Yes—my background is a combination of valuation and marketing, which gives my clients an advantage on both sides of a transaction. Before becoming a REALTOR®, I spent over 8 years as a residential real estate appraiser, completing thousands of home appraisals. That experience gives me a deep understanding of how homes are valued, how to analyze comparable sales, and how to identify pricing risks or opportunities that others may miss. In addition, I worked as a professional copywriter and ghostwriter for Fortune 500 companies, specializing in SaaS, B2B, and entrepreneurship, with work featured in outlets like USA Today and Forbes Blueprint.
