John was a terrible realtor I would not recommend him to anyone anywhere to sell anything. we used him to list our property for three months during that time we had three sales fall through we blame him for two. he did not perform the basic jobs of a realtor. he charges the same as the big corporations that he doesn't do any of the work no open houses no marketing nothing he just posted on realtor.com and that was it . he does not return phone calls in a timely manner or keep us appraised of the going zone of sales period for example our first sale fell through and we were never told after calling him multiple times he finally told us that he had fallen through weeks before . we are out of state and had plans to travel there to finish paperwork we would have traveled only to find out our buyer had backed out. on the final sale when we asked for paperwork regarding the termination of the pending and our agreement he said he would do this at the end of the day, he did not do this at all and instead he went and removed his sign and lock box without even telling us that we were no longer continuing our agreement. we found out that the paperwork had never been done to take our house out of pending even though it had been two months since the buyer had backed out. the only way we found this out was by another realtor who informed us of our pending status on the MLS listings. during this time we found that three other houses sold within a block of ours so we lost two months of sales.

Consult with your local housing authority and contact an attorney to review your lease. Most renters have rights as do the new owners. There should have been disclosures made concerning the terms of your lease agreement.

How does the election impact the housing market?

The decision to sell comes down to what is the right time for YOU! With the low sales over the last 12-18 months inventory is building in most markets. Homes are on the market a little longer BUT with an impending interest rate decrease (somewhat influenced by the election) AND interest rates already leveling and not rising, with the decrease will come buyers who have held off and the inventory will again be depleted. This fall and winter may end up being the prime sales months for 2024. Past sales history has had the end of the first and second quaters of the year as the best months for sales. The BEST time what works for you. If you dont have to buy and can take advantage of the hot fall selling season, you may choose to do so!
