ZillowVERIFIED Johanna Dueren at Circa Properties provided me with an excellent experience when selling my condo. She helped me purchase my condo four years prior. During the purchase phase, she always made her self available in a timely manner to get me into the properties I wanted to see. She also helped by providing me comparable sales to get an idea on the reasonableness of the asking price and to help me figure out what asking price fit my budget best. She helped me through the entire process from inspection to closing. Throughout the last four years, she kept in touch during the holidays. This made me feel like a valued client, as it was clear she valued the client relationship rather than just the commission. Given that great experience, it was a no brainer for me to list my condo with her when I was moving. Again, Johanna helped me navigate this process and did a great job of alleviating any anxiety in the process. She provided email reminders of things I should be expecting or doing, which was greatly appreciated. My condo was under contract within two weeks for full asking price! I love the Circa Properties branding and marketing as well. The orange For Sale sign outside my condo really caught the eye compared to a neighbor whose realtor used a very boring and plain looking white sign. I will definitely use Johanna again in the future for any real estate needs in the St. Louis area. I have referred her to friends, who have purchased homes through her and also had great experiences.

ZillowVERIFIED At the time I started looking at houses, I did not really expect to actually buy one--I had a vague opportunity to do so, but didn't really expect to take it. As such, I was wary of getting a realtor involved at all, but of course if you want to see the inside of a property you pretty much have to. After several months of looking at listings on and off on my own, eventually I amassed a list of three houses I liked and was ready to take the step on actually going to see. One of those three turned out to have been recently put under contract, which brought me down to two options. Meanwhile, I didn't want to be shown houses I didn't ask to see, nor bothered all of the time with stuff other types of sellers tend to do when they think they have a lead. This all is to say, I was probably a fairly low maintenance client, but also the likelihood of actually selling me a house was slight. A low maintenance but likely total waste of time client, that is.When I eventually connected with Johanna, I made this as clear as I could. She showed me the two houses I liked, and then left me alone (as I asked her to) while I hemmed and hawed about it for a while longer. I liked both of the houses that I saw, and so jumped through the hoops to get pre-approved through a lender (the one Johanna recommended was excellent). All the while Johanna remained patient; quick to answer any questions I had (which were usually stupid--this was my first experience in buying a house), but not being annoying with other potential houses or pressuring me to make a decision or anything like that.I did wind up buying one of those two houses, and the experience remained the same--she was very thorough and helpful, but didn't ever bother me. All of her recommendations proved to be useful and wise (in terms of what I should do leading up to closing, recommendations regarding insurance and inspections, that kind of thing), and in general I am very pleased with the experience. I'm still kind of amazed that she, you know, actually listened to my wants and needs and acted accordingly.

On our first visit to town, Johanna took us on a tour of neighborhoods to help us decide what we liked best. She offered valuable insight to the different neighborhoods we were interested in, talked us through school systems, listed out community features, and also gave us some wonderful suggestions on places to eat and entertainment while we were in town! Being from out of state, we were limited on the number of visits we were able to make to Saint Louis. On each of our visits, Johanna got us into as many houses as possible. ZillowVERIFIED We really wanted to love working with Johanna, but we had a terrible experience on both the buying and selling sides. On the buying side, we received a grand total of 3 listings during our 2-month search - all three were fixers (which we told her we weren't interested in) or outside of our target area. In the end, we found all the listings on-line and sent them to her to schedule. After we found the house we wanted, she neglected to write the requested home warranty into the contract, then failed to schedule an inspection we requested, which meant that we purchased the home without a home warranty and without knowing the status of the natural gas lines and appliances. On the selling side, Johanna chose a price every single person who walked through thought was too high, which put us at a disadvantage when it came to negotiation. She also put the listing in too late in the week to hit Zillow and other sites before the scheduled open house, and it was late to hit Circa's own website, so we may have missed out on the perfect buyer. Johanna has a wonderful personality, seems to have expertise in the field, and regularly works with an amazing photographer that made our home look exceptional. Unfortunately we just never saw the great service and attention to detail that others appear have experienced when working with her. Based on our purchase and sale with her, we would never recommend her.

To start I can tell you that her years of experience have given her a wealth of knowledge regarding all to do with St. Louis real-estate. Some realtors "specialize" in certain areas, but Johanna truly had a dialed in read and knowledge-base on all of St. Louis and the surrounding areas. This was great for us because we had to switch gears a few times and looked in a variety of very different locations from the county to the city, and she was very informative and had a ton of wisdom and incite everywhere along the way. Along with this "area knowledge" comes a comprehensive knowledge of the legalities and technical aspects of real-estate, contracts, and all steps of purchasing and selling a home. After we found the home for us Johanna continued to impress with her help in negotiations and leveraging a fair contract and other aspects of the agreement and sale. We personally found her knowledge on not only contractual and finance matters valuable, but also on home inspection and general construction/contractor items as well. There is a great comfort that comes with knowing that you are dealing with a true expert and that is something we enjoyed with Johanna.To go with the aforementioned real-estate prowess I will add that Johanna is extremely professional and one of the nicest most personable people you could ever hope to meet. Her ability to always be extremely professional while still maintaining a human and caring approach is both unique and rare. She just works. She has her finger on the pulse of realty is St. Louis. I'm a born skeptic and she had me sold with great attitude and great honesty. When we looked at available houses they were everywhere from the ones I saw online, drove by, and ones she knew about. She seamlessly scheduled multiple site visits on many different evenings and mornings, if you have knowledge of realty this is amazing to pull off as flawlessly as she did. Any email, text, call was responded to in never longer than an hour. Once I settled on an amazing house she knew exactly what needed to be done and the most cost effective and fast way to approach these items. From negotiating with the previous owner, to inspection options, to title companies...I couldn't even be at my actual closing due to a sudden scheduling conflict. Not an issue with Johanna. Buying or selling a home is naturally stressful, but looking forward to meeting with her and seeing properties with her helped subside the stress and replace it with an enjoyable and comfortable experience. ZillowVERIFIED Johanna is who you want to go to if you're a first-time buyer in STL. She has tons of experience, a lot of really handy knowledge and most importantly, she knows Saint Louis real estate. I think it might be a challenge to get into a buyer's brain and figure out exactly what they want; especially a first-time buyer. It took two outings and about 7 homes to find exactly what I was looking for. Most of the search was done online (while I was traveling) and the whole purchase process was completed electronically, too. I literally bought a house in St. Louis while I was 1500 miles away on closing day. I don't think I could find another realtor in STL that could have made that so easy for me.When it came time to find a renter she offered great advice and checked the forms that I was able to pull together myself. She also offered to find a renter for me if I didn't have the time; sure it costs one month's rent, but for the convenience, it's worth it. And finally, when it starts raining in your basement the first night your renters move in; or when the city tells you that you don't have occupancy permits, she (and her assistant Susan, who is equally as awesome) will respond first thing in the morning and provide a copy of the permits that were obtained during closing or contact the listing agent to find out who last worked on the plumbing.

As soon as we started working with her, she immediately became a friend, the type of friend you meet, and feel like you've known forever. She openly listened to our "must haves," our likes, dislikes and the locations we were interested in buying. Johanna ran with that information and instantly began choosing the perfect homes for us to view. One obstable from the begining, was my husband and I living overseas, in a time zone with a 9 hour difference. I promise you, with hand over my heart...this did not matter. There was no gap in communication whatsoever, she was always there and availabble for us, whenever we needed her. Johanna even videotaped and youtubed videos of homes for us to view, when pictures just didn't do it justice. I would be remissed, if I didnt mention Susan Conaty, her partner in crime. I could go on and on about "our Susan." These two women were literally our "Dream Team." Oh, I didn't mention that they even attended my final walk thorough for us, in our absence (we were overseas when we closed). The genuineness, thougtfulness and overall sincerity that they displayed with us, was unbelievable. You actually knew & felt that these women cared...it wasn't just about selling you a home. They wanted you to be happy from start till the end. They succeeded with us big time. Johanna & Susan, I can never say thank you enough, for everything you did for us. We appreciate you guys and can't wait to see you when we get back to the states! For the reviewers, after reading this, please, please don't hesitate to give this woman a call.
