1.  What advice would you give a buyer trying to purchase a home?

The number one piece of advice I would give a buyer is to make sure your finances are in order before you start looking at homes. Talk with a lender, get pre-approved, understand your budget, and make sure your credit is where it needs to be. Once you’re pre-approved, avoid opening new credit lines, taking out loans, financing a vehicle, or making other major financial changes during the home-buying process.

When looking at homes, I recommend seeing about three to four homes at a time and keeping track of what you like and don’t like about each property. Writing down the pros and cons makes it much easier to compare homes and determine which one is truly the best fit for you.

It’s also important to understand the current real estate market and the activity surrounding the home you’re interested in. That information helps determine how aggressive we need to be with the offer, how much room we may have to negotiate on price, and what seller concessions we may be able to negotiate.

Finally, understand that buying a home can feel overwhelming and isn’t always an easy process. Having the right Realtor representing you can make a huge difference. The number one piece of advice I would give a seller is to price the home correctly from day one. Pricing is one of the most important parts of marketing a home, so it’s important to listen to your Realtor’s pricing strategy and what the current market is telling you.

Second is showability. Keep the home clean, decluttered, and ready to show on short notice. Ideally, you want the home to feel as close to a model home as possible so buyers can easily picture themselves living there.

Finally, you need a strong online presence and a comprehensive marketing strategy. Professional photos, broad digital exposure, and consistent online promotion are essential to getting the home in front of as many qualified buyers as possible.

When you combine the right price, great showability, and strong marketing, you put yourself in the best position to attract serious buyers and achieve a successful sale.
