A. Seek loan pre-approval. Many sellers will not consider an offer without a letter of pre-qualification. This process will help you to understand your own finances and the amount of money you can afford to pay for housing. Ask as many questions as possible. Find out how much money you will need at closing for a down payment, insurance, points, etc.
B. Make a list of wants and needs before you begin your search. Be as specific as possible. For example:
How many bedrooms?
How many bathrooms?
How many square feet?
How old/new?
Style?
Yard/lot size?
Amenities?
C. Consider the location in which you want to buy a home. What is most important to you?
Easy freeway access?
Schools?
Recreation?

D. Determine how long you plan to live in the home and consider future changes. Will you be adding more members to your family? Will you soon be downsizing? Plan accordingly and find a home that will fit your family for the long term.
E. Seek a highly-qualified agent to represent you as a buyer. Interview potential Realtors and be sure to ask:

A. Enlist the advice of a solid Realtor who has a proven track record of home sales in the area where your home is located. This is the most important step you can take to protect your investment.
B. Gain a clear understanding of the real estate market before you decide to list your home.
C. Remove as much as possible from your home with the exception of necessities and tasteful decor. Demand professional photographs (photos really do make a difference).
D. As your Realtor about his/her experience using the most current Internet technology and online marketing tools.
