ZillowVERIFIED You can find a better realtor. If you want someone who will place the other party first, dismiss your needs, and find any excuse to not get things done, then go with Joe. We made a trip across the country to look at homes with Joe, and after spending a weekend with him we decided to make an offer on a home at the ask price. Up front, we asked Joe if there was a chance of a counter and he said aEURoeno way.aEUR? Well, the sellers came back right away with a higher amount than the list price. It wasnt until several days later that we found out Joe had done deals with the sellers previously, that they were professional flippers, and they had never taken an offer at or below ask. We felt ambushed and were upset that Joe had never told us this. Asking Joe about negotiating plans, he told us several times that we shouldnt ask for anything because we didnt want to upset the sellers. Instead, Joe gave us a list of excuses blaming the sellers agent as to why we got caught off guard. Then, the home inspection was incredibly disappointing and Joes negotiations left significant value on the table. The home was unprepared despite having 72 hours notice (circuit breakers were off, gas was not hooked up, and water was off). Joes recommended inspector was also a disappointment and because the house wasnt ready, he didnt inspect most appliances, the A/C, or heat (many components of which are decades old). We were rushed through the negotiations. Joe said getting any quotes was pointless, and Joes best guess at the cost to fix termite damage and possible mold damage in the attic were super low (as we found out later). He dismissed our concerns about the appliances and lack of inspection, so we wanted a whole home warranty provided by the sellers (which we understand to be a very reasonable concession in these situations), but Joe never even brought it up, so Joe said he would provide the warranty himself. We asked to see the terms of the warranty, which he never sent, and when he did not follow up on providing the warranty we went with another option to cover us once we closed on the house. In the end, we never got the inspection completed, and considering the cost we paid, we feel ripped off. At this point, we were extremely disappointed in our experiences with Joe. In our first meeting with him, he said that he wanted to know if we were upset or unhappy, so we wrote him an objective email to explain what we were feeling and what we wanted to do going forward. His immediate reaction was to respond by still saying aEURoehe was rightaEUR? so we made sure to point out to him that he had failed to show us any comps, left value on the table, and that he was not taking the required actions to close the deal with our VA loan. At this point, over a week had passed since the inspection and Joe had done nothing to meet VA requirements on the loan, so we started trying to set everything up ourselves. We knew that we were going to have to get some work done to close the deal, but there are also federal laws that any realtor would know when it comes to closing VA loans requiring the realtor to arrange for inspections. This seemed to escape Joe until we brought it to his attention. The VA required pest treatment and a letter from a licensed contractor stating that the structure of the detached garage was sound. Our trust in Joe was low, and we wanted to know who would do the inspection. The contractor Joe provided had an expired license with the state, and then it was not until after closing that we found out he did the inspection anyway. He also never sent us the documentation aEUR" we had to get his assistant to send it after closing. Worried now that the low concessions Joe negotiated after the inspection were going to be insufficient, we asked him to see if a contractor could provide a quote for the termite damage and mold damage. Thats all we wanted aEUR" to know how much it was going to cost to repair these issues. We were clear that we didnt want any work done right now, just to understand costs so we could plan. He did nothing, and despite us reaching out to him multiple times over the next three weeks, he waited until the business day prior to closing to tell us he couldnt get any quotes. And to close out our experience with him, while in the middle of closing and signing our paperwork on the house, his team interrupted several times asking the closing agent where their commission check was. Looking back on our experience, Joe was always a step or two behind us and the sellers, and anything we brought up he dismissed by trying to say aEURoethis is how we do it here.aEUR? We also thought it telling that Joe did not ask for a review, but every other realtor weve ever worked with has. He might win awards, but that is for his profit, not your interests. We will not work with Joe or his team again, and you can find someone better in the Boston area that will work for you, not for their own bottom line.

He made it obvious to us that he had a thorough understanding of the home buying process and the area in which we were looking (South Shore). One of the main things that made a difference to us was that Joe prioritized teaching us about real estate and allowing us to make well-informed decisions. He was also willing to work for our business by showing us a house as part of our decision making process for choosing a realtor. Joe gave us detailed information on the surrounding area for each house we saw. He also walked us around each property and pointed out things that stuck out to him as well as answering the many questions we threw at him. He was honest with his answers and never pushy. Each text, email, call, and MLS request was promptly responded to at all hours which was always much appreciated. Joe was also instrumental in us having our offer accepted for our home. The seller told us specifically that had we not offered the amount we did, we likely would have lost the house. We have Joes advice to thank for putting in the winning bid. He was with every step of the way from first showing to the closing table. Likewise, his referrals for things like inspectors and lawyers were excellent. ZillowVERIFIED We first met Joe almost by accident. We had decided to look at houses and were doing a Sunday open house tour (our own). We arrived at an open house Joe was having in Holbrook almost thirty minutes past its ending time. As luck would have it Joe was just leaving when we saw him. We stopped him in his car and he agreed to open the house and let us look. The house wasnt one we were interested in, but we did meet up with a realtor we could work with. We explained to him that we had just started our search and were in no hurry as we werent sure exactly what we wanted.Joe set us up with his network and with his guidance we began looking a properties on the south shore. We adjusted our parameters and three weeks later found the condo of our dreams. We now shifted from in no hurry to damn the torpedoes full speed ahead. He recommended a banker he thought we would work well with and put in our offer. Twenty-four hours later we learned we were out-bid by another buyer. Joe recognized how dejected we were and reminded us that our new home was still out there waiting to be found.The very next day a duplicate condo appeared on the listing and this time we were successful with our offer. The more we worked with Joe, it became apparent that his overall knowledge of the real estate industry was second to none. He is with you every step of the way answering any and all questions you may have. His response time is the best I have ever seen. When his voice mail message says he will return your phone call within one hour he means it. This day and age that is refreshing.In just a few short months, Joe has become an integral part of our lives. We consider him a part of our family and know that we have not only found the best realtor out there but also have formed a friendship that will last the rest of our lives.We highly recommend Joe to be your real estate agent of choice. ZillowVERIFIED First of all, I should write this review earlier. But I was so busy, as you know moving in a new home has so much to do. Joe was a great guy! I met him in an open house, then he started to send me updated listing frequently. He was really professional. He would never suggest you to buy a property which he think is not good for you. We wanted the previous owner to fix the electric system in the basement. Joe made sure all the repairs were made in a timely fashion. He put me in touch with Greg DeLue who got me a great loan as well. I was surprise that the upstairs wardrobe which I wanted so much was still there when we had the final walk. He was negotiating to have it to be left by the sellers as a gift. What a surprise! Last but not least, Joe always responding quickly to make sure every issue was taken care of. I would totally recommend him to my friends!
