ZillowVERIFIEDJoe and Meiling are a fantastic duo. They clearly know the Fremont market very well. Meiling helped get the house ready for sale which was super helpful, as I was out of state. Joe and Meiling got the house sold within one week before it went on the market. Their communication at every step and responsiveness are both excellent.

ZillowVERIFIED We met Joe Schembri at one of his open houses representing a seller. We made an effort to look at this smaller home as ours was of a slightly larger size and we wanted to see how it could be marketed effectively. Joe walked us through the house and explained how the improvements he recommended would add to the value of the place. We noticed that the work was well executed and by looking at the improvements list made available to buyers, the cost seemed reasonable. Joe also struck us as a very genuine and patient person. We decided quite soon, without having interviewed any other realtor, to have Joe as our agent. Based on a survey of our home and what needed to be done, Joe and Meiling Duong coordinated a group of contractors whom they work with and provided us with a time-line and costing of the jobs. As there was some urgency to our situation, Joe was flexible enough to suggest that we do a aEURoeComing SoonaEUR? before the work was due to start to see if this would draw potential buyers. Meiling very quickly helped organize the various inspections and get the necessary work done as detailed by the reports. At that point, Joe was unexpectedly called away on a personal matter, but Meiling very smoothly transitioned us through the phases while Joe always kept connected. When there was an interested buyer to take the house aEUR~as is, we were objectively advised as we discussed the offer together, with our particular circumstances in mind. We moved forward and things progressed as quickly and as smoothly as we could have hoped for. We are grateful to Joe and Meiling for their professionalism, their ability to co-ordinate among all the various parties involved, attention to detail and their thorough knowledge of the process. All this while being utterly personable. We would highly recommend them!

ZillowVERIFIED Faced with the daunting task of selling my parents house (of over 50 years)after they both passed, AND living in another state - I am so thankful I found Joe. From the get-go he helped with everything I needed done and I never felt lost! We ended up having to do some basic renovations and repairs and he was amazing at getting quality contractors for us who could do the work professionally and at a fair price. Joe helped my siblings and I understand the market we were dealing with, and how to best price the house which meant so much to us. From the beginning to the end of this process Joe was such a great communicator and any little hiccup was handled SO fast and made the whole thing on my end much easier than I thought it would be. My father had kept Joe's business card on his refrigerator for a long time in case he had wanted to sell - and I am so glad we found it and hired Joe!!! My siblings and I all feel like this went as well as possible and we are super happy with the results. Hard to let go of a childhood home, but it was time and my Father knew best to hire Joe Shembri!!!!!

ZillowVERIFIED Joe is truly the leader in the real estate market. He and his team, from marketing, to renovations, to listing our home and finally selling it in 1 day, was truly a stress free experience. Joe is a kind person who really listens and provides solid advice and suggestions for what will work best for selling our home. He was hands on with the construction crew during renovations and transformed our family home into a beautifully updated home that will provide years of joy to the next family. If you want an agent who feels like family, keeps you in the loop (via telephone, text, and email) with accurate updates, and shows that he is #1 in his trade, then I would whole heartedly recommend Joe to you. I already did to a family friend ready to sell their Fremont home too! Thanks Joe and your entire team!

ZillowVERIFIED Joe Schembri from Coldwell Banker is an excellent realtor. Ive known him from church for thirty years and found him a good man, an honest man. I selected him because I knew he could be a person I could trust from day 1. You need a real expert to do the job correctly and that is what Joe is, an expert realtor. He has 30 years realtor experience. In 2025, he sold 70 homes. He sells most of his homes in Fremont. He 100% knows the Fremont market. He sold a home on my street, six months earlier so he knew the market price for my house. That is the most important element, knowing what the market price is for a property. It can be an ever changing number and you have to base it on what is happening today. How many homes are on the market in the neighborhood today, are mortgage rates up or down, are U.S. economics building confidence to buy or scaring off home buyers. Joe thinks through these items and really comes up with the best, accurate market pricing. He looks at the house and determines if it is up to par with a buyer walk though. Does the home look old? Are there improvements required for buyers to consider the home? Joe makes the best suggestions to make the house marketable. He has a team of contractors/painters to work on the house. He has no kick back from selecting this team to do the work. Their prices are very competitive and some of the vendors will wait for payment until the home sells. The contractors went to work immediately and I was able to get my house on the market within a month. Joe helps with home inspections and roofing inspections requested by the buyer. Again, there were repairs that were needed to be made from the inspections that were unknown to me. His team made the home inspection repairs and a local roofing company made roof repairs, as needed. Joe put the aEURoecoming soonaEUR? sign early on my house which generated a ton of interest weeks prior to the real first open house. Joes team staged the house with beautiful furniture and artwork. The house looked the best it ever did in the 62 years we owned it. An offer was made after the first open house weekend and it was above the market price we had on the house. Under Joes supervision everything about this home sale was easy, understandable and painless to me, the seller. I trusted Joe 100% and he came through 100%. I would definitely select Joe again to be my realtor.

ZillowVERIFIED Joe Schembri was absolutely phenomenal from our first phone call to arrange an interview with him all the way to today, even months after the sale of our ranch home. We interviewed a few realtors and Joe stood out from all the rest. We are so glad we chose him because he was able to get us an all cash offer for full asking price in a relatively short time -and during a aEURoelullaEUR? in the market- for a very unique 19 acre ranch property in Sunol/East Bay Area. His calm demeanor and easygoing style fit with our personality and non-aggressive sales approach. We were hoping for a certain type of buyer and from a wide range of potential buyers, Joe found the perfect family to take over our beloved ranch. He and his amazing team worked closely with us every step of the way, from obtaining Market comparisons (not easy with our unique property and price range), advising on pricing and marketing approach, giving advice on staging and upgrades to prepare for showing, professional photography with drone shots, placing for sale sign with aEURoeDo Not Disturb OccupantsaEUR?, filtering out buyers without proof of funds, professional color digital and printed flyer of the property, reaching out to potential buyers across a wide range of mediums, showing up early to EVERY buyer walk through and inspections, immediate response to our texts, phone calls and e-mails, Joe was personally present to walk us through each initial and signature of the Real Estate sale agreement/contract paperwork, the list goes on! Joe even stayed in close contact with us when he had to visit his ailing mother in Europe, which was during the weeks escrow was closing. During the process, we found out that Joe and his team have experience selling all types of property from small residential to commercial and large acreage estates in every price range, and we cannot recommend him enough for whatever you may be selling. Joe was there for us every step of the way and despite his calm demeanor he is tough and takes no Bull from anyone! We were so thrilled to have him represent us and make the sale of our house as seamless as possible. Thank you Joe from the bottom of our hearts, and we will continue to have Joe and his team as our Realtor in the future.

ZillowVERIFIED Joe and Star were stellar to work with in the sale of my mother's home. This home needed a lot of updating and I originally planned to sell it as is. They had a vision for what the house could be and took on all of the project management in that process. The house is now beyond anything I could have imagined and ready for a new family. They had their own person stage the home beautifully. Their knowledge of the market is spot on and the house sold in under a week. Communication was timely and honest throughout the process. Joe and Star did all of the heavy lifting in this project and I am extrememly pleased with the outcome.

ZillowVERIFIED Joe did an amazing job in handling the sale of my mom's townhouse. He is very knowledgeable about the local market, and gave my mom great advice throughout the process enabling her to sell her townhouse above the asking price at a time when most similar properties are not moving. Most importantly, Joe quickly established rapport with my mom and helped to make her feel at ease throughout the process. He was kind-hearted and showed true caring and understanding towards my mom knowing this was a difficult decision for her. I would recommend Joe without reservation.

ZillowVERIFIED To sell our property in the Mission San Jose area in Fremont, California Joe Schembri & Meiling Duong was the last agent we interviewed. The decision for us was an easy one based on their broad experiences and connections, their communication skills, EQ and their competitive offer. They also accommodated our request to expedite renovation and closing in order to timely acquire an out-of-state property that we've chosen as our new home. The entire process was smooth and timely according to our plan in two months. Joe and Meiling diligently followed through with the contractors and the title company to make it happen flawlessly. One more thing that one can not overlook is the quality of staging. It was done elegantly with so much taste. Everyone falls in love with it at the first sight. The property was sold in less than 48 hours literally. Less than three weeks later we entered in our new home 2000+ miles away. We were very fortunate to have found Joe and Meiling. Even though it is a big decision to move and is stressful in the transition, Joe and Meiling's professional service helped tremendously. They are truly a blessing to us. We won't be recommending anyone else for those who are looking for an agent to buy or sell their real estate properties.

ZillowVERIFIED Buyers aEUR" proceed with extreme caution if youre dealing with Joe. We submitted a serious offer on a Fremont home he was listing, only to later find out he was also representing the buyer. This was never disclosed to us upfront. Our offer was used to push the price higher, and ultimately, the home sold far above the comps. It became clear that Joe used our offer to benefit his own deal aEUR" not to help the seller choose the best buyer, and definitely not in the interest of fairness. This isnt a one-time mistake aEUR" its a pattern. In his recent transactions, Joe has consistently acted as both the listing and buyers agent. Buyers he aEURoerepresentsaEUR? end up massively overpaying, and honest outside buyers are unknowingly used to fuel bidding wars they have no chance of winning. If youre a buyer, do not work with Joe. And just as importantly aEUR" if youre submitting an offer on a property hes listing, be warned: you may never stand a fair chance. He will double-end the deal, and youll likely find out too late. Real estate should be transparent and ethical. Unfortunately, that was not our experience here.

ZillowVERIFIED Joe & Meiling is an amazing team. They have good common sense about people and deep knowledge about Fremont real estate market. Our house is different from traditional houses. It is unique but it has some weakness. Before listing the house, they suggested us to modernize our house to enhance the attraction factor to potential buyers so that the weakness would not be their hurdle to make purchasing decision. Because of their solid experience, they provided us with rational and down to earth advice about the current market conditions. In a not sellers market, our house would sell for a good price. ZillowVERIFIED My wife Terese and I were thoroughly pleased with the efforts of Joe Schembri and his Coldwell Real Estate team in the sale of our condominium that closed escrow on 15 February 2024. The one most appreciated characteristic of Joe's customer focused real estate sale of our property is his ability to communicate over the phone in real time with us on questions and concerns instead of leaving voicemails and texts that are unanswered for long periods of time. In this way he demonstrated to us that he treated our property sale as the most important priority he had of the several other properties he was managing at the same time. ZillowVERIFIED Joe Schembri did an excellent job selling my house in Fremont, CA. My house was 64 years old, and although it had been well maintained, it still had the appearance of an older house such as dark rooms and older kitchen appliances. Joe made several suggestions to improve the appearance and value of the house. We repainted the interior of the house with lighter colors, installed recessed lighting in several rooms, replaced the kitchen stovetop and hood, and relandscaped the front yard. This resulted in about a 10% increase in the selling price over the initial appraised value. Joe suggested reliable painting, electrical and landscaping contractors to do the work and helped me manage their work at every step of the project. My house sold for 6% over asking price after being listed for sale for two days. If I have another house to sell, I will hire Joe Schembri to be my real estate agent. James Tedrow

ZillowVERIFIED Joe Schembri is an excellent realtor. He has tons of knowledge and experience selling and buying real estate, if it was thought at college Joe would have a couple of PHDs on the subject!! If that was it thatd be cool but thats just the surface because Joe is not only brilliant and great at what he does but hes also super nice and friendly, hes assertive but extremely polite, trustworthy and very very responsive!! He is what I look for in every realtor and unfortunately I rarely find these qualities in realtors which is bad for me. Why do I look for other realtors when theres Joe? Well thats because unfortunately I moved out of his area - too bad for me. I wish I could find a Joe everywhere I want to buy or sell a house.

ZillowVERIFIED Joe Schembri and his reality team are simply the best when it comes to selling your home. There is a reason as to why Joe is considered the top real estate agent in Fremont and has sold as many homes as he has over the years . . . he lives in the neighborhood, knows the market, is knowledgeable about how to present your home, provides professional service references to do the inspections, upgrades, repairs and most importantly makes himself available to ensure prompt communications with you. On top of that, Joe is very personable and offered great advice to our many questions. He works in your interest at all times. We first contacted Joe in early April and our home on Wisteria Drive was closed/sold by mid-May. The time from when the coming soon sign was posted in front of the house to sale pending was six days! He and his team were phenomemal and made the entire process a breeze for us. They were definitely on top of their game and got us the best possible price in that market. Joe Schembri met with us a month before the house was put on the market, and suggested improvements that would make the house attractive to buyers. It was a struggle to find the right people for the job as it was the holiday season, but Joe Schembri lined up the contractors and got the house ready in time. He was very diligent with the paperwork, house staging, pictures as well as fliers. He was always upfront and honest, and we never felt pushed or overwhelmed at any step. ZillowVERIFIED My sister heard great things about Joe Schembri when her neighbor sold her home so we hired Joe to sell our family home. We met Joe in January. He outlined the process and helped us decide what improvements would give us the best return on investment. He brought in a landscaping, electrical, painting, flooring, and attic insulating contractors. These were vetted contractors who worked hard and met all deadlines. Work was very efficient and at a pair price IMO. Joe did a coming soon and built up the anticipation of our open house. Joe paid for staging which was beautiful. Also paid a professional photographer to come in at sunset to take amazing photos. We were getting buyers touring and offers a few days before the open house. On the weekend of the open house we estimated 180 groups came thru both days. We received nine offers. All of them over asking. Joe went over all the offers and reviewed which one would most likely close quickly and without contingencies. The escrow process went smoothly and the sale was completed a few days early. We couldn't be happier with Joe and his team. Joe was always available to take a call or respond to a text. He even attended all contractor meet ups and made sure work was excellent. The timeline from start to finish was about six weeks. Thank you Joe. You and your team are outstanding ! Wayne F.

ZillowVERIFIED We are so fortunate to have had Joe Schembri of Coldwell Banker Realty, and his team represent and completely manage the successful sale of our home at 38800 Florence Way, Fremont CA. We placed complete trust in Joe Schembri due to many attributes beginning with his quick return phone call (15 minutes) from our initial message inquiring about listing our home. We read various realtors biography's, however Joe's stood out to us. Due to Joe's years of experience, and understanding not only Fremont real estate, also the Bay Area real estate historic fluctuations, he was able to suggest strategies equating to realistic expectations. We were presented with comparisons of recent and past home sales in our general and specific area. Joe also was honest about the realization of how the increased mortgage interest rates could impact our sales price expectations. Joe had us outline our improvements and values completed over the years. This was to assist in pricing strategy and also to help the buyers understand the upgrades so that they could compare to other properties. Joe presented us with a very specific schedule of assignments, including a rigid timeline in order to prepare our home to be placed on the market in a timely manner. His recommendation to have us move out of our home so that it could be staged and ready for Open House was a very strategic effort. Absolutely worthwhile, as this allowed our home to be listed quickly. We were very thankful of the gift from Joe which was the cleaning and staging of our home. Staging was beautiful. Our home received multiple offers within a week. Joe presented each and every offer to us. He also dissected each offer by studying the qualifications, and other data. He explained the pros and cons, and how each would play out with the sale of our home. Joe even took time out of his schedule to meet up with us at the title company for our signing. Another example of Joe's professionalism: Joe scheduled an appointment between us and the buyers to go over any questions they had regarding sprinkler system, pool filtration, outdoor stereo, outdoor lighting, outdoor fireplace, outdoor kitchen, etc. (we wish we had the opportunity to me with the sellers of the property we purchased to go over similar items). Joe took the time to see value in Day and Night photography of our home. His brochures are beautiful and professional. Joe has a very professional and reliable team. Mihaela was able to represent our home at the Open House. Mihaela emailed and also made phone calls to us throughout the process to update us, and inquire if we needed any assistance with assignments. Hats off to Joe Schembri and his entire team at Coldwell Banker Realty!!!! We really appreciate Joe ! We would recommend Joe Schembri and his team to anyone who is interested in a professional, successful and enjoyable home real estate experience! Thank you, Rosemarie and Steve Papadopoulos

ZillowVERIFIED We had an awesome experience working with Joe Schembri and his team for buying house in Fremont recently. Joe helped us understand the current market, get good understanding of area and set our expectations. He is very responsive, detail oriented and makes sure that we fully understand what we are getting in to before making any offer. After getting offer accepted, Joe and his team made sure that whole process goes as smooth as possible for us and also kept checking periodically with us if we had any questions or need any support. His support was not just limited to closing the house, but he went over and beyond to help us settle in the house even after the sale by connecting us with various contractors/vendors for the the changes we want to make in the house. I highly recommend Joe and his team.

ZillowVERIFIED My experience with Joe was on a real estate transaction. During the long process of this transaction, I found Joe very responsive, detail oriented, and problem solver. Although he was handling many other transactions at the time, he acted as if this is his only item. Accessible, approachable, and knowledgeable. Due to some complicated issues with the transaction, he performed superbly and was always on top of issues by being an outstanding problem solver. All and all it was my a pleasure dealing with Joe. He performs above and beyond the normal responsibilities and I was extremely happy with the outcome.
