Never forget that one day you will have to sell the home. At some point in the process of making an offer and negotiating, make sure you think through what it would be like to sell the home and consider what you would need to update, maintain, or change to get maximum value. Use this information to help decide on a final acceptable price to purchase the home.

Remove obvious objections, especially ones related to preventative and ongoing maintenance. Think before updating. Many times, offering some sort of decorating allowance can be a smarter move than picking the wrong paint or carpet color. Spend most of your time and money prepping for the market and showings. Waiting until after listing to make improvements (especially needed ones) can cause you to lose an otherwise interested buyer.
