This is the second time, we have had the pleasure to work with Jim and his very capable team. Jim's team did a fantastic job selling our condo at the Met in Woodland Hills. First and foremost, they prepared and photographed the unit so it showed well. They also worked really hard tracking down all leads to secure a buyer for the condo. Their team kept us up to date without us having to chase them down for updates. I really appreciate their check-ins, aswell as routine assessment of the housing market in these rocky times. I really believe that in these challenging times, you really need an experienced realtor who knows difficult markets, and how to navigate them. Even with the twists and turns we had on this sale which included a difficult HOA currently in litigation, Jim and his team were able to navigate through all these challenges to secure the sale for us. Really appreciative all of his team's skill and their unity of purpose.

Numbers don't lie. We cancelled our listing with another agent after being listed for two months because we weren't getting the effort that we needed to get our investment property sold in this declining market. The listing was cancelled at $998,000. We then listed with Jim for $998,000 and he sold it in 3 days for $1,020,000! The only way this was possible was because he sells most of the homes in our neighborhood, and he was very efficient at tapping into all of his resources. Now, fast forward to July of 2025. We now had to sell our primary residence. Jim told us what we needed to hear, and not what we wanted to hear. Even though it was difficult to accept the fact that the market has changed dramatically from when we first sold our rental property with Jim, and since my wife and we know he is the trusted name in our neighborhood, we took a leap of faith. He promised us that he would use his strategies, and he assured us that he would get us top dollar for our property. Jim did not disappoint. We have now closed our second escrow with Jim in 2025, and he sold our home for $80,000 over the asking price in 7 days; as we watched all of these other listings either expire or cancel because they did not have Jim in their corner. Do yourself a favor and at least interview Jim, so you can see why he sells the most homes in Canoga Park and West Hills, and is a respected and trusted resource.

Jim puts on a good show at the beginning, but never follows through. He recommends unethical strategies such as lying about accepted offers in the MLS. He is always very late to respond to anything and refuses to show up for appointments. His strategy is entirely just sit back and force sellers to do all of the work. He doesn't know how to recommend anything other than severely lowering the listing price and when that doesnt work he will falsely represent a contract to push the price back up, keeping your property off the market for weeks. DO NOT WORK WITH JIM SANDOVAL
