ZillowVERIFIED When I was selling my fathers house after his passing, I first selected a realtor that was very responsive but struggled with giving me the clarity on home modification I needed to make. I was introduced to Jim Gradon but was not made aware that he was a realtor. My initial impression of him was a warm and inviting person. During one of our initial conversations, I mentioned that I was struggling with my current realtor, and Jim gave me some advice on how to work with my realtor to get the information I need. My situation did not change. Then I learned that Jim was a relator and asked if he would help me sell my fathers house. Thankfully he agreed. I didnt know it then, but Jim was going to make the selling of my fathers home much easier on me than it would have. I live in Denver Colorado and with the first realtor, I was prepared to manage the improvements on my own with many trips between Denver and Oakly. With Jim, he first helped me identify and budget for the improvements that would give me the best ROI. Then he told me that he knew reputable tradesman for most all of the improvements. Jim also told me he would manage all the needed coordination and work. I was blown away. This was going to save me a minimum of five trips between Denver and Oakley, overall saving me at least $10,000 on travel expenses and 15 days of my time away from home. Working with Jim was a complete joy. I never called him and had to leave a message. Somehow, he always seemed to be available, even before 6am and after 10 pm. I knew I was not his sole client. I asked him how he did it all and he just said to me aEURoeClients are my number one priorityaEUR? This was also the case for communicating via email and text. Jim ended up finishing the work by the beginning of spring, helping me get the most for my sale possible. We went over budget by 14%, but my late changes often drove the cost up. Jim, really knows how to sell a home. One of his tricks he used with my home was to establish the piece I wanted to sell the home at and then put it on the market for 25% less than that. I thought he was crazy but thus far he did everything he said he would do. He ended up selling the house for 7% above what I wanted to sell the housed for. I got the house sold form more, put much less time into the improvements and gained a great friend. What a sweet deal this was for me!

ZillowVERIFIED Jim was recommended to us by my husband's coworker and we are very happy we proceeded with using Jim and his team for not only the sale of our home but also our new home loan. From the beginning Jim had some great resources to help us get our home ready to sell. He provided us with comps and the approach he would take in pricing our home at a competitive price. We ended up getting more than expected for our home through Jim's tactful plan. During the sale process Jim and his team were extremely responsive and on top of all our questions, explained the process thoroughly, making sure everyone had the documents needed, signatures required, etc. For our new home loan, Jim is extremely knowledgable on the current rates, market and process of a new home loan. Not only did he get us fully approved before we even made any offers, he also quickly turned around approval letters within hours for the two homes we put offers in for. In terms of rates, he provided us with numerous options not only for the loan but also buy down options. Both Jim and his team through this process were also very responsive and helpful in guiding us through everything. At the end of our closings there were some issues with the buyer's funds transferring to our escrow account due to the buyer's delay. He updated us every few hours with what was happening which was very reassuring. We highly recommend Jim to anyone whom is looking to sell, buy or purchase a home loan!

Jim stayed in constant contact with us, making the whole transaction extremely easy! Escrow was only open for 1 week and we will be moving in 2 days! Jim found us an excellent loan and our mortgage (taxes & insurance) is $200.00 less than we are paying for rent! I would recommend Jim Graydon for any real estate needs! Working with Jim was a breath of fresh air, unlike other agents i had worked with, Jim kept in constant contact with me as we waiting for a very specific type of property to come on the market. Jim was a pro active agent making sure he contacted other agents to find out if they had a property that we might be interested in, and also to check on any contract that was already in place to see if any of them had changed status or were in danger of falling through. I felt that Jim understood exactly what we were looking for and respected our price range as well. When we would walk through houses, Jim was very attentive to understand what we did and did not like about the property. Unfortunately we were not able to finish working with Jim since we had to change our location search to a city almost two hours away from Jim and it would not be feasable for Jim to travel that far on a consistant basis to show us houses, etc. (though he was willing!) I would highly highly recommend Jim as your realtor, he is very attentive, extremely knowledgable, and very responsive and is quick to answer any questions or requests that you might need, when you are dealing with a fast paced market, he has the skills that you will need to buy or sell your home. I am very happy I got to experience such a quality realtor!
