ZillowVERIFIEDWhen I was selling my fathers house after his passing, I first selected a realtor that was very responsive but struggled with giving me the clarity on home modification I needed to make. I was introduced to Jim Gradon but was not made aware that he was a realtor. My initial impression of him was a warm and inviting person. During one of our initial conversations, I mentioned that I was struggling with my current realtor, and Jim gave me some advice on how to work with my realtor to get the information I need. My situation did not change. Then I learned that Jim was a relator and asked if he would help me sell my fathers house. Thankfully he agreed. I didnt know it then, but Jim was going to make the selling of my fathers home much easier on me than it would have. I live in Denver Colorado and with the first realtor, I was prepared to manage the improvements on my own with many trips between Denver and Oakly. With Jim, he first helped me identify and budget for the improvements that would give me the best ROI. Then he told me that he knew reputable tradesman for most all of the improvements. Jim also told me he would manage all the needed coordination and work. I was blown away. This was going to save me a minimum of five trips between Denver and Oakley, overall saving me at least $10,000 on travel expenses and 15 days of my time away from home. Working with Jim was a complete joy. I never called him and had to leave a message. Somehow, he always seemed to be available, even before 6am and after 10 pm. I knew I was not his sole client. I asked him how he did it all and he just said to me aEURoeClients are my number one priorityaEUR? This was also the case for communicating via email and text. Jim ended up finishing the work by the beginning of spring, helping me get the most for my sale possible. We went over budget by 14%, but my late changes often drove the cost up. Jim, really knows how to sell a home. One of his tricks he used with my home was to establish the piece I wanted to sell the home at and then put it on the market for 25% less than that. I thought he was crazy but thus far he did everything he said he would do. He ended up selling the house for 7% above what I wanted to sell the housed for. I got the house sold form more, put much less time into the improvements and gained a great friend. What a sweet deal this was for me!

Not only did he get us fully approved before we even made any offers, he also quickly turned around approval letters within hours for the two homes we put offers in for. In terms of rates, he provided us with numerous options not only for the loan but also buy down options. Both Jim and his team through this process were also very responsive and helpful in guiding us through everything. At the end of our closings there were some issues with the buyer's funds transferring to our escrow account due to the buyer's delay. He updated us every few hours with what was happening which was very reassuring. We highly recommend Jim to anyone whom is looking to sell, buy or purchase a home loan!
